Since the ownership changes of Asian news, most articles are so boring, long, and funny in the wrong way. I don't know who write ✍️ here, but surely he tries to become an author of a kind. Each item become a melancholic, long, unrelated description, on a tiny piece of simple news item.
Sometimes, for an news item that deserves 2 sentences at most...
Give us the news, not prose.

I have survived 4 different types of cancer. Mild heart condition, spine falling apart. Cannot walk long distances anymore, as back pain gets progressively worse.
One year of chemotherapy has shot down my libido and immune system. Reduction in physical strength.
If I was American, I would not be posting here. The various medical treatments I got at zero or low cost in Australia would have taken all my assets, and then some.
OTOH, I will die solvent, with all my mental faculties. I am lucky in having a good woman by my side for the rest of my life.
I would not say I have won, I'd call it a draw.
I find it interesting that there is no stamp if in the passport in the case of an E Gate.
I assume the Thailand arrival will have a staffed booth for the foreseeable future in order to stamp one's passport.
That arrival stamp is likely necessary (at least for now) as it indicates the timing of one's permission to stay in Thailand.
And I also find the arrival stamp handy as a 'marker' to me, by which I can check the date in which I re-entered Thailand, where I find that useful for my determining when my LTR visa annual report is due (ie 1 year later).
The world is changing with all these 'on-line' possibilities, gradually replacing the paper world I was raised in.

There was a lawsuit going on with the orange line. MRT Orange Line in the Eastern Section (Cultural Center-Min Buri) will open early 2028 and in the Western Section (Bang Khun Non-Cultural Center) will open late 2030. Also heard they ordered the wrong carriages, which didn’t go with the engines.
You've been lucky. There are not many 24+ year old condos in Thailand I would want to live in.
None of the factors you sight would affect my decision. It's Just way too much risk for me to consider buying something that is so hard to sell and can change suddenly.
