Ekkapop highlighted the need for prior notice before eviction, considering the advance payment made. The investigation resulted in charges against the landlord couple, including trespassing, assault, and property damage.

Handled the situation badly... good.

It sounds like the renter was always late with the rent and frustrated Land owner and/or she never completed signing the lease I think they just want to stay there for free TIT

I'm going by the info above.

Landlord received 6000 baht deposit. December rent payment was late but paid in full.

January 2025 rent payment is owed and outstanding.

The deposit is for possible damages to the room and/or missed rent.

Depending on the laws and lease the landlord may have the right to evict but should follow proper protocols.

My best advice is for her to at least message the landlord, pay what you can, promise to pay rest shortly after.  As a landlord when you Ghost us it almost never ends well financially for a landlord.

Some Landlords view the deposit as additional income they get from renting a room.

Dear Mr Landlord,    Even though there is late rental payment and unsigned lease agreement and your desire to evict the tenant,   you cannot forcibly enter the tenants room without notice,  your display of unprofessionalism and lack of respect for tenants shows how incompetent you must be.

There are correct and proper procedures in place to remove a tenant.  You chose otherwise,   therefor a fine and jail for you.
