     I would turn your sentence around a bit and change it to:  Traffic is becoming unbearable, so it does matter where you are in Pattaya.  Which was the point I was making in my post.

Selling mine, Pratumnak but right on the border with Sth Pattaya, easy walking to Walking st, 100 sq m, totally renovated 2.5 ys ago, 1.8m by 8m balacony, has partial sea views and a mass of green in front,  price is a little more than your quoted range, plenty of parking very good committee, well maintained building.

4,000,000 Baht, divided by 60 months, is over 66K per month. You can rent a mansion for that. 33K would get what you want in upscale for 10 years. It depends on your age I suppose. At 70, I'm buying nothing.  However, I've always asked myself, why buy an anchor if I don't have a boat?

Why divide by 60 months. I've had mine for 19 years, and hope to use it for another 19 years. 4 million divided by 456 = 8772 and i still have an asset worth 4 million. But i agree at 70 is maybe too old to buy, who knows you might drop dead at 75.

    66,000 baht will not rent you a 'mansion'--not in Pattaya, anyway.   It will get you a 3 or 4-bedroom pool villa, give or take and depending on age, condition, and furnishings.  There's a 6-bedroom, 10 bath villa for rent at Siam Royal View--not sure if that reaches 'mansion' status but it's 500,000 baht a month.    You'll also not be going too 'upscale' for 33K a month in Pattaya, unless you're ok with livin' small.   33K will get you a small 1-bedroom at Northpoint or The Palm.

ROTFLMFAO.  The OP was talking a studio or a one bedroom. So, relating to that, I used "mansion" specifically for him.  As they say, one mans ceiling is another man's floor.

AND,

One mans trash, is another man's treasure.

AND,

I still don't need an anchor.

    Agree, regarding the 60 months.   Is he supposed to drop dead at the end of month 60?   Don't agree regarding 70 being maybe too old to buy.  Spouse and I have built two houses since I turned 70 and renovated a third one.  Sold two of them with the third now on the market.  We are about to buy another house to live in while we build what might be our last house build in Thailand.  And, our last move.  Or, not.  You never know.  This next house we are buying will become a rental once the other house is done in maybe 9 or 10 months.   Age is just a number, don't let it limit your thinking--or doing.

The average 70 year old male lives to 86 & has a 1 in 4 chance of living to 92 (UK data).

 

Buying an apartment and dropping dead shortly afterwards doesn't give the greatest return on investment.

However, buying somewhere could help the money last if you live longer than average.

A quick calculation might suggest renting as  a better option in later life. A 5 million condo might well be rented for 20 years or a little more.

      For some, such as my spouse and me, owning is more than a numbers game, no matter what our ages are.  We like having our own space to do what we want with, and don't want to live in someone else's space and taste.  But, the numbers have been very good for us, as owners, and we thank our lucky stars, and hard work, that we bought our first condo here in 2009, instead of renting.

The outside reminds me of a prison.  Some renovated units might be ok inside, but the hallways are filthy.  Noisy beerbars on the ground floor.  Pool area is often busy, water usually looks kind of dirty.  You couldn't pay me to stay there.  Yes a lot of units are fairly cheap, and for good reason.

I am starting to look at other places now because I just can't take the traffic anymore.  I am actually starting to prefer Bangkok again because of the transit system.  Can be busy at times, but you can always count on being able to get somewhere within a predicable amount of time.  Easier than Pattaya to travel around to other places from there.

It is a prison, but many refer to it as God's waiting room...
