So you pay good money for a 10-year tourist visa that the minister promotes for long-term stays, and then a few years down the line, some random immigration officer will deny you entry based on spending "too much" time in Thailand as a tourist. I can just see that coming.

 

No thanks, I'll get a retirement "visa".

for a non O single entry thai embassy in europe ask for 12 000 euro , so what about this visa will be  1 million euro 🤣

These leases are for government lands.  I doubt for a small residential property or project.  I would think the government is looking for international development companies that would be building large (100+ units) housing developments or hotels/resorts.

There was a report around the start of the year that they were reworking the 99 year lease bill to have the land transferred to the government/land registry department (not sure the official language which was used) who then issue the lease (or something like that) then reverts to the state at the end of the lease, this was privately owned land. It was long term land grab language.

I looked at those the other day, but the rules aren't exactly clear.  For example, you invest xxxx amount of money, and then they decide how long your visa should be valid for.  Anywhere from 1-5 years, or maybe it's 1-10 years.  Still, it would be nice to know what you're getting for your money, I think.

Here's some free advice for any country wanting to attract long term expats or tourists:  let them in on three conditions:  they have health insurance, they can't work in the local economy, and they have a regular source of income to support themselves. Make it a 10 year renewable visa, and so long as no money is earned in the local economy, there will be no tax issues.  

 

Problem solved.

More and more schemes to take more money from visitors to Thailand 🤣.. seems like the whole government is scamming tourists and foreigners …it’s a here today and gone tomorrow .. so grab as much as possible…

Despite what all the breathless clickbait from travel blogs would have you think, Vietnam hasn't "introduced" anything - there has simply been a proposal from an advisory board, with only the vaguest of details. The long term visas have not been approved, and you can't apply for them.

They already introduced a ten year visa for retirees in 2022 - the Long Term Resident Wealthy Pensioner visa (LTR-P). There's no reason to think they would come out with another variation on that anytime soon.

Heard lots people would like to become expats but the catch 22 banking system with visas why can they give something back like stopping the 90 day reports for one not a lot to ask they just think we're cash cows

Short answer Yes.   But only if the property can be passed on when the original lessee dies. It has to be better than just 30 years. Being Thailand, the devil will definitely be in the detail.

Sounds like another 'pipeline' plan to join the scores of others.  We just need a Thai equivalent of Dyno-Rod to unbung the pipeline and bring the best ideas into fruition. 😉
