Rental contract and Non-Imm O (retirement) Extension

Does Bangkok CW immigration require a one-year rental contract when extending a Non-Immigrant O (retirement) visa? Or will a signed letter from the condo owner along with a photocopy of their ID and condo deed be sufficient? The owner is okay with me switching to a month to month arrangement without a new written agreement.

I had a one-year contract when I last extended my retirement visa at CW in November. I'd rather not commit to another year at this current condo. I may move to Hua Hin or somewhere else in Bangkok, but I'm not sure yet.

I have had a 1 year rental contract for my last 2 extensions but the dates don't in any way match the extension, contract expires 4 months before the extension. Nothing has ever been said and I don't recall them paying any attention to it, at least not in my presence. Anyway, presumably by November you'll have a new contract elsewhere?

Probably, but it involves getting off my ass and I'm not as good about that as I used to be

I provide a Lease + TM30.

As per previous reply... I have never noticed the io take a good look at it however same as the TM30 it's not pushed back but accepted (that can mean nothing)

Suggest you provide TM30 and anything else such as a TM47 receipt.

Explain to io that you are going to month to month rental as you may relocate in future.

Yeah, that's probably all I can do and go early enough before visa expiration that there's time to get a contract drafted up if they require one. I keep trying to plan ahead for the unpredictable and need to let that old habit go.

As you would be aware... You can apply for extension up to 45 days prior to current expiry.

Your landlord sounds helpful.

If no success suggest to owner to do a "throw away" Lease agreement.

The downside is that appointments for CW availabile only 30 days in advance.

I would choose that option.

You would still have time to obtain what they want

Yes and from my last extension and what I've gleaned, the need to make two visits is fairly common. There's always something else needed.

Obviously I cannot guarantee.

However this is not your first extension.

I think the docs you outlined will be sufficient.

If not you have a second visit.

My guess is immigration will process your extension with advice for future applications.

Edit: one last thing. If doc check lady at L1 desk isn't happy insist on seeing immigration officer.

Those desks are L32+
