I'm looking for some advice on what to do ?

I eventually got a Retirement Visa on 22 December at Chaengwattana Government Complex with help of an agent.

Then I went to Pattaya for a week aftwards to meet up with my brother.

I still haven't registered for a TM3O yet for my current address in Surin / slipped my mind. My wife will be doing it next week.

Am I subjected to a fine now ? (2K bhat) - (For the TM30 or the TM47).

Regarding the TM47 / 90 days reporting in MARCH, do I have take my passport, blue book of address and marriage certificate / I don't have a rent book.

My mate mentioned 7 days, what's that ?

He also stated that you go to Immigration in person 1st time and report online afterwards.

I arrived in Thailand on 11 July and done a TM30 in October when I stayed at a hotel / applying for an extension - that's obsolete now.

Your wife is responsible for the TM30, not you. In any event most likely there will be no fine, depends on the IO.

90 day report is 15 days before until 7 days after the due date, for an in person application. Yes, you should be able to report online after the first time. Take copies of entry stamp, extension stamp, etc, and copy of the TM30., you don't need a rent book/contract. You may or not need marriage details, take them along anyway, and your wife if she's around.

You are going to be locked in to using the agent again for your next retirement extension, you could always use them for the 90 day report if you wanted.

What does that mean...

You obtained a Non O retirement at immigration or you obtained a 12 month permission of stay (permit)

Look at the expiry on stamp issued on Dec 22.

What did the agent cover. Meaning financial requirements with your 800k or the agent organized that?

Edit: only read first para of your post as there was sizable gap.

Immigration has no way of knowing what you have been up to.

For all they know you've been in a hotel for the last 2 weeks and that hotel failed to file a TM30, and now you're returning home and need a new TM30.

As long as your wife isn't chatty, there shouldn't be any issues. Is this a property that your wife owns? Just have her register online and do it there, no one to ask any questions. And a new TM30 replaces the past. The past does not exist in the TM30 system, you only have your most recent one.

I presume that you got a 12-months extension of stay based on retirement on 22nd December (not a visa).

If you have stayed in a hotel in Pattaya, they should have filed a TM30 there; in principle the place where you stay shall always file a TM30. Your wife needs to file a TM30 when you are goping to stay in the house. Some immigration offices wish a new TM30 if your have stayed registered outside the province, you'll need to check with the local immigration office in Surin about what they want, it's often different from from province to province. To be on the safe side, yuor wife can always make a new TM30 registration online, if you stay some other place, where they might register your address.

First 90 days report shall normally be made inperson in the immigration office where your present TM30 has been registered; i.e., it's a confirmation of address. The gap mentioned above to do the report is correct. Thereafter you should be able to register online, preferably 1-2 weeks before due date; if too close to due date or after, you online application will be rejected.

Being an occupier of a private residence, he is just as responsible as his wife, who may not even own the house.

Covered many times on the forum, and why Immigration can fine the foreigner for non compliance, you just choose to ignore it.

Regarding a TM30. Lets assume that the agent used your hotel address in Bangkok for your visa/extension, but you've now moved to your marital residence in Surin.
You need to file a new TM30 with Surin Immigration for ongoing service.
What documents you require depends on if your wife owns the house, or if it's rented.

It's not clear from your initial post whether you entered Thailand with a Non O visa and the agent acquired just the 12 month extension, or you entered VE and the agent acquired both the Non O visa + 12 month extension on your behalf.

If the latter you could have an issue filing 90 day reports at Surin.
