i know its an awkward question but has anyone added an extension on there house out here and how much did it cost?

im planning to add on a one storey extension to the side of the house(in pattaya).size will be aprox 5m x 6m with a balcony (have access already so no stairs needed)as the roof and balcony wall around it.if i bought all the materials then how much do you think i should pay for labour to do this.just lookin for a rough idea,ta

I found it hard to picture this from your description.

You are adding a ground floor extension with it's roof being a balcony accessed from upstairs (a bedroom I guess), is that right?

If it is, I had something a bit similar done. I can give you a very rough hours figure, but not a cost as labour cost as its a lot cheaper in Issan I imagine than there. You would need to substitute your own local rate.

That's 30 sq mtrs right? Cost, finished with labor and materiel should be between 6000 to 8000 baht a mtr. as rough guide, but maybe you can get cheaper, I have seen stuff misquoted as low as 4000 baht all in, which is just wages rate.

Am a little confused why would you need stairs to a one story room? If you are going to build a balcony that is a total new ballgame and maybe you would need proper advice on that.

The easy way is to build a free standing structure from steel bolted onto concrete feet and keyed to the existing walls, then fill in with a single Q Con blocks. Steel is cheap aound 400 baht for a 6 mtr C section. Q Con is now around 17 baht a block. But I suspect depending on the contractors strengths he would want to use concrete, Labor cost will vary an awful lot from contractor to contractor so get at least three prices.

yes you are correct sir,bedroom already has a balcony at front and therefore can get to new balcony from there.can you tell me how much it cost you then with or without materials,thanks.

i am extending the lounge downstairs so will have to knock a wall down and will be adding windows to 2 walls and patio doors and small tiled area to rear wall.thanks

it is 30 sq m but one thai guy quoted it at 60 sq m as i assume he included the balcony style roof which is a bit unfair as no electrics,roofing or large walls to put there,so really should still be only 30 metres i think.

if you read my original post thoroughly you will see that im having a balcony as a roof and expressed i dont need stairs .........as i already have access thru a bedroom.

Ok, a better answer would be to give you the man/days, as Pattaya labour rates are no doubt different from Issan.

That was 150 man days, which was just about right. It took 3, sometimes 4 about 6 weeks. Somebody else should be able to give you a labour rate for your area.

Labor rates don't really matter to the layman as most quotes would be by the job. As a matter of interest though, workers won't come down from up country for much less than b250 a day, or even b270 and some good well respected workers 300 baht a day. Ladies are in at around 200 baht a day. (went on a site yesterday where they paid ladies only 150 a day) But unless you can bring your own workers down and supply accommodation and support for them, then you will find that they will want to quote per job

All academic really because you should get several quotes and find the one that can do the work properly at a reasonable price. If you watch them carefully you will get a good job, always remember there are two ways to do the job, the easy way and the correct way. Guess which way they will try first?
