I am considering a move to Hua Hin with the intent of eventually purchasing someplace to live (either a house or condo). Are prices still climbing or have things tapered off or even come down...? As I read that there are a lot of properties just sitting and not moving. Looking for an updated 'scoop' on the market. :o

Bst thing is to come and look around.

What prices have done in the past doesn't matter, what matters is where prices are for what you want when you want to buy.

Thing is a house anywhere these days is only worth what your prepared to pay for it, as you may be aware the housing market is suffering all over the world.

Thailand is no exception, with the strong Baht and the stupid ownership laws is it any wonder nothing is selling, theres no confidence in the Thai system.

it should be a great time to find a real bargain!

As a barometer of the local property market I cite the 'Observer' - a monthly local magazine.

Not too long ago this publication had many many pages of property for sale in the Hua Hin area.

This month's publication has a mere seven pages of property for sale.

Things seem flat at the moment but that doesn't mean prices will go down and its very hard to judge the situation from afar.

Many sellers will continue to put inflated prices on property, perhaps to flatter themselves, but you really have to be here to get an accurate picture. I think nanyang has made an astute observation, advertising is down which suggests developers are holding inventory.

In the end, you have to come here and start bargaining.

"advertising is down" would normally mean that there are not many houses on the market.

This is contrary to all the doom and gloom being spread.

If the market was flat surely there would be masses of people trying to sell and hence advertising.

Just my thoughts on what happens in the rest of the world but Thailand may be different.

Indeed Thailand is different.

A friend of mine lost his job in November 2007 with a local developer due to "plummeting sales".

The developer hadn't sold a house for three months!!

They're not going to waste money 'flogging a dead horse'.
