Hi guys n Gals

We've been offered a Paddy field to build a house on!

Now, I've had a clay allotment before and know there are

issues with soil conditioning such things as sand and organic material

need to be incorporated etc.

The plot is about 3.5 rai, 40m one end 50m the other and about 120m long

I'm thinking of excavating a long pond to get the soil to raise the level

but hows the best way to go about this sort of project.

Has anyone else done it?

any helpful suggestions gratefully received.

David, I think that you stand a better chance of getting many and knowledgeable answers if you post in the Real Estate forum. They regularly have discussions about similar subjects.

Yes, I have done it. Built a house on it and had a garden. However, you need to allow some time for the soil to settle. Never build immediately after filling the rice field in. BTW, we filled in with a mixture of sand and Mekong clay.

Digging a pond to get fill is a good idea. The problem of getting it done is that they will want a per hour price. That's NOT a good idea. Stick to your guns and insist on a price for the entire job. I had a pond put in and they brought this small excavator out. Had I paid by the hour it's hard telling what it would have cost. The entire pre-bid project cost me 38,000 baht.

I don't know how much you want to build up the rest of the land but it would take several year for it to settle enough to build on. I didn't want to wait that long so I had the main support footers dug below the fill into the original ground level. The cost was not much more, mainly just more digging before pouring the concrete. The column footers were every four meters and were tied together with well reinforced stringers. The stringers were designed to need no support other than sitting on and tied into the main column footers. Three years and no cracks yet.
