Get real.

All depends on build quality and materials. For example roof style and tile type will vary enormously. Why not go and visit some moobaans and ask them how much a house that is similar in size to yours costs. If you like the finish of their house then you have as good a guess for the upper limit of the cost as any.

The book "how to build a house in thailand" has costs and everything you need to watch during the building process. Its quite amazing some of the methods a thai builder will use or heve no clue about according to this book.

31 is right. Your question can not be answered until you decide what materials you want to use. If an architect made your plans, they should be able to give you an idea about price and refer you to several contractors who could bid the job.

Sure, it all depends on the materials. What I am looking for is a cost/sqm quote (or bracket) for standard materials. The house is a normal ferroconcrete post+beam frame structure filled in with brick, flat concrete tile roofing (220 sqm to be covered), concrete stairs, 16 windows, 6 sliding/hinged glass doors (wooden frame), 12 interior doors (wood) three bathrooms, Terracotta tiles on the first floor, hardwood parket on the second.

While I will ultimately have to get specific quotes for the house from builders, it would be interesting to know if any other members have built in Chiang Mai recently and what they have budgeted per sqm (or sqf if you are American :o ).

I'm having trouble picturing it.. How many bedrooms? 4 I guess? So this is a bit bigger than the standard 2 storey 3 bedroom 3 bahtroom job?

Present rate for thai build is 10,000 using decent but not A grade, tiles etc, find yourself a farang led crew and pay 12,000 plus worth the extra. good luck.

Building Costs have gone up about 25-30% in the last few months. Anywhere from 10-15k per sq meter.+
