Seeking 2 - 3 Bedroom Condo

Hi, We are a meticulous gay Asian couple, both professionals seeking a either a two bedroom or three bedroom apartment with the following specifications:

a) prefer a new or a well-maintained building with clean and maintained common areas.

we prefer high floors : 15th floors above

c) must have at least one big balcony

d) unit must be extremely clean and well maintained

e) either furnished or partially furnished

f) we prefer areas like Sathorn Soi One, Soi Saladaeng or Silom Soi 3 or even Silom Soi 6, Rajamdri,Sarasin, LangSuan,Soi Somkid, Soi Chidlom, Sukhumvit 7,Sukhumvit 11,Sukhumvit 13,Sukhumvit 15 or 19, Sukhumvit 23,Sukhumvit 26,Sukhumvit24 or Sukhumvit 22

We have two cars and hence need two car park places.

Unit sizes should be above 90 sqm.

We prefer a building where there is either more expat families and less expat singles and preferably educated and higher strata Thais.

We are both control freaks(like our living place to be well-maintained and have our own two maids who will be moving with us from our current unit in Bangkok.

We spend our weekends mostly in either Chumpon or Phuket as we have our own houses there.

We need a two year contract (Our purchased units in Bangkok will be ready in two years time.) and will be willing to pay upfront the first years fees.And if need be we will also pay out of our own pockets for minor repairs or renovations to fix up the place.

However we do have budget constrains as we are looking for budgets of between 25,000 to 35,000 bt per month and are willing a I mentioned to pay one years rental in advance.

We have excellent references in Thailand including our current landlord who can vouch for us.(reason for us moving out off the current unit is because the building is becoming a bit "eeks" as a result of more single expats moving in ( the cheaper unbearable filthy types with a penchant for local trash.)

Owners who are looking for tenants to maintain their units well would like us and also real estate agents who can find us a decent unit with the monthly rental down will also get a commisiion from us as we know that you make a month's commission form the rental as you would prefer to have a higher rent but we will make up to you even more.)
