That stamped concrete looks great! I'm in Hua Hin and in the process of building a second house and was considering the stamped concrete for around the pool patio area and also the drive way. Are you happy with the results and price?

Yes I am very happy with the work but should perhaps have chosen a different colour as dirt from unfinished plots makes it look dirty.

Price, yes I am very happy with that since it was free for us. In a sweet moment during the negotiating the developer offered to provide it free of charge. need I say they were not very skilled negotiators while I am an ex pro.

CDNinKS: Regarding the stamped concrete, you may already know this, but thought I'd point it out just in case.

When I had a stamped concrete poured in the USA (patio in one place, patio and sidewalks in another) they mixed the color into the concrete before pouring so that the color was throughout the slab. When I watched Thai laborers pour stamped concrete front stoops (not sure what to call them) for some townhouses near my condo in Jomtien, they only floated the color power on top of the concrete before stamping it, so the color is only a centimeter or so deep.

The former method requires much more powder, but in case the concrete later chips or cracks, at least the color is still maintained. The latter method ensures that if the concrete chips/cracks you'll see telltale grey concrete showing.

I would recommend to make sure when you get the estimates that they include mixing the color throughout the concrete.

That is correct. The terrace has a small slope from the house to allow rain water, and water when washing the terrace, to run off and the drain prevents the water to enter into the pool.

It all depends on the brand, the vintage and quantity of champagne and wine you are bringing along. Just to give you a clue of what gives first priority:

Krug Vintage Champagne Clos D'Ambonnay 1995 would be nice; or

Chateau Pétrus 1982 or 1985 would be even better.

Thanks for the info on the drain system, that is my plan as well to have a level surface to the pool, but was wondering how to handle the patio water.

Myself and my Wife have had this place for some time now. It needed a lot of work so the options were to either renovate and restore or knock it down and build new. We decided on the former as I very much like traditional wooden shophouses and thats the reason it was purchased in the first place! Structually it was sound so all the wood was replaced, new roof, windows, electrics, plumbing, bathrooms etc. The first thing that was done was to increase the height of the roof by 80cm. This transformed upstairs and made the rooms a lot more usable and airy. We also incorporated a balcony on the first floor to look out over the bay. It has two large bedrooms, living and kitchen area downstairs as well as a bathroom. In addition we built a self contained maids quarters at the back which can also be used as storage. It is located in the beautiful village of Chaloklum in Koh Phangan. It is now rented out and is a restaurant and jazz bar. Hope you like. Great topic and some beautiful houses shown.

love what you did with the place, i wish more of the wooden shop houses in chaloklum were restored so lovingly.

House i bought 5 months ago in a gated/guarded community 10 klm outside central Chiang Mai .Detached 3 bed ,2 bath .Cost B1.45 m .Its aprox 6 years old and just need painting ,and the kitchen needs upgrading which i will do myself .

1.6? are you serious? is that the normal price for that area? My neighbor has the same style house and it just went from 6 to 8.5mil this year and the ones built a year ago already look older than yours. Or did you mean Twin house? that'd be why we cant see the left?

No its fully detached .Houses are a lot cheaper in Chiang Mai than Bangkok or Pattaya .I admit i did get a bargain though as similar houses in the moo baan are going for B2 m ,ours B1,450,000 .Its in San Sai ,a suburb of CM .
