The trick is, how often is it rented out year-round?

Just where exactly is the house on Jomtien, obviously not downtown, is it 10mins drive outside main jomtien? House looks amazing soory you have to sell, really hope you find a buyer. I have a villa 2 beds taking 80,000 baht a month long term resident, but high maintenence
