3 Year Multiple Entry Visas To Be Introduced

Just to clarify what Lop has said about the extension of stay. You come in with your non-imm visa and apply for an extension of stay at Immigration which gives you 1 year without having to leave the country (in fact, you never have to leave, you just keep renewing every year).

Retirement visas offer such an extension of stay

Support of or by a Thai spouse offers such an extension of stay. (of a Thai spouse is for Foreign men with Thai wives or a Foreign man with a Thai child, by a Thai spouse is for Foreign women with Thai husbands).

Any other reasons offered for extensions?

Thanks guys for your help. Seems that the 3 million baht investment in a condo is the way to go...as this also gives me a nice place to live...meaning I could probably live pretty well on 40,000 baht/month with no rent to worry about.

Then just wait until I'm 50; at which time I can apply for a retirement visa...so long as I've got 800,000 baht in the bank.

Make sense? or have I overlooked something?

Except you really don't need to change to a retirement extension at age 50 unless you want to do so or conditions change (you want to offload condo).

As far a living "well" on 40k that is a personal call. You should probably budget 20% of that 40k for utilities (electric/water/gas/phone/internet/cable tv). So that leaves about 1k per day for food/travel/savings/medical/outside entertainment/shopping/donations. If you need a car that would be a large additional expense.

The way they have been lowering the retirement age, by the time you are 45 or so, you may be able to apply for the visa then. Pretty soon, I reckon, people will be able to retire in LOS at 16!

I am a single Canadian male aged 42 wishing to settle in Thailand permanently.  Until reading this post I had concluded that for me the best route was the Non-immigrant investment visa obtained through 3 million baht investment (eg. Condo purchase)

Is this 3 year multiple entry visa now a reality?  If so, why would I want to go the 3 million baht condo route? Ie. with no upfront investment, I can get a visa of three years duration vs a one year visa.  Or am I missing something here?
