Real estate agent (and previous owner) omit to tell one little detail, liable for damages ?
You cannot "exchange" the blue house book, it follows the property. However, only Thai citizens – and foreigner's granted permanent residency – can be registered in a blue house book. Aliens can apply for registration in a "yellow house book for aliens", which is just a proof of registered address. The procedure for being registered in a yellow house book can be anything from easy to difficult in various places. It's the buyer's responsibility to do due diligence before closing a deal, like checking area for planned issues that might effect the property, often buyer's lawyer can do it for the buyer. I don't think you can gain anything from suing agent or previous owner, apart from a huge bill from the lawyer. -

Hard to find an honest one here. They start off as if they are on your side but ultimately sell themselves to the highest bidder and often in cahoots with the opposition team. Reminds me of a joke I was once told about a lawyer. Goes like this. It was so cold yesterday that a lawyer had his hands in his own pockets. -

We usually go through Changi and buy the good alcohol there duty free (usually about the same price). I litre bottle each and that lasts me a while - never a problem when arriving Swampy. -

Fair comment and apologies - I did have restaurant prices in mind when I quoted 2,000 Baht......but please don't try to suggest that wine in Thailand represents good value; it does not and you can pay 1,000 Baht for wine that is £5/6 in a UK supermarket. Rarely is anything under 500 Baht palatable and I have bought wines for 1,500 Baht that I wouldn't dream of taking to a dinner party. -

I tend to agree... the importance of comfort and space by far exceeds food IMO. Thats why those angled flat beds were the worst designed business seating ever. As for Eco - 6 footers just need a bit of 'knee space' thats... and I'm sure most of us will be happy making the price compromise... As for food - its not necessary on any flight under 3 hours IMO, but it does break up the flight. But then again, so does dropping a xanax and lying flat for xx hours !!!! -

Yes we did. I dislike Starmer intensely, distrust him and view him as a colourless authoritarian socialist, albeit one who has managed to indulge some rather expensive tastes. However, of the three plausible candidates for Prime Minister he ended up with more votes than any other candidate; so his appointment reflects that. His parliamentary majority raises calls for electoral reform, but his legitimacy as Prime Minister is not really challengeable. The USA Presidential contest is essentially a binary choice, Trump or Harris. Therefore the winner, the one who gets the most votes, should be the one who assumes the Presidency. As someone said here recently ( @stevenl) if the Electoral College decides otherwise it is a subversion of Democracy -

Trump’s Plans Would Increase US Debt Significantly More than Harris’s, Study Finds
I read a recent news articlle that said just the opposite. But if Trump is to win, and the Republicans keep the house then I think the debt will ZOOM again under him just like his presidency days. I am not so sure that the Congress will approve much for her either. But the future sure doesn't look too rosy for Americans IMHO.
