What area of Chaeng Wattana Rd is the house in?

How many tarang wah (square wah) of land?

Is the house in a moo bahn, if so whats the name of the moo bahn?

Are you in Bkk at present, if so take a drive round the local area and talk to a few locals to get a feel for the local prices.

Are you buying through an agent or direct from the seller?

May not help but will give an idea of prices in the vicinty.

If you cant read Thai, the house on the first line is on Chaeng Wattana, as are the houses on lines 12 and 14.

There are no official property appraisers in Thailand as we would have the west. You have to go with a real estate agent hopefully one that you can trust.

Sorry but that is bad advice and quite simply not true.

There are plenty of valuers here who are members of the Valuers Association of Thailand (VAT) Thai Valuers Association (TVA) and the Royal Institution of Chartered Surveyors (RICS)(the same professional body as governs valuation standards and practise in the UK).

However even when practising correct methodologies just as in the West, quality can vary. Like most things in life you get what you pay for, but most of the big international firms will not look at residential valuations where only nominal fees can be earned.

Best advice is to check whether the valuers are licensed by the SEC.

if you're looking for the value of the property there's a list of appraisers on the SET or SEC website I believe, eg. American Appraisal, Richard Ellis, etc.... if you are looking to have someone appraise and comment on the condition of the house then there's a firm that helps look at 2nd hand houses but the name escapes me at the moment.

Unfortunately I don't think the link at the SEC works anymore. You can add Knight Frank to the list who are VAT, TVA & SEC registered valuers as well having Thai Members of the RICS on the valuation team.
