You are talking about a will, as in when you die you leave a document naming your Thai partner as the new owner for the condo? I think that is no problem to do at all. What you are talking about sounds like when you buy real estate in a Thai's name without their money. Different situation.

I think you have told what i wanted I made a will and left the condo to my partner so I think is no problem thanks for your help
