So why just not buy property? Why the need to make the post? Some feel happy with owning here, thats up to them. Some are scared of risk but why bother moaning about it to others. Either you are happy with the risks or not, no need to envy the opposite.

The way to look at it

Thailand in all my years of being in Thailand it never has made any pretenses like a permanent visa with a property. From all my years of dealing with Thai immigration I have never met an officer who cared about the properties I own in Thailand. As a matter of fact when you buy Thai Gov. Bonds it says they can be used as warranty at Thai Gov. Organizations. I tried it and it did take the Big Man at Immigration HQ to finally okay it and at the same time I was told not to sale the bonds and not to use Thai Gov. Bonds again the following year.

All they want is a letter from the Bank and a passbook showing a minimum 800,000 Baht during the previous 3-months. Simple, over and out.

What Thai immigration is interested in is a farang with a marriage certificate from the Amphon as proof being married to a Thai female. Now they got you by the short hairs, because immediately they bring out the paper for the farang to sign to put a lump sum (forgot the amount I think it was something like 800,000 Baht) in a bank account in the female her name as warranty in case the farang ups and leaves the country. Don’t worry, she cannot get at that money, only Thai immigration can release the money after proof that the farang skipped the country.

Too many farangs in Thailand who still are on the lookout for something they have not been able to find in their previous years of their life. If that is how it is, just rent and stop complaining. The airports and border crossing points are all open; all it requires is a valid passport and valid Thai visa of having been let in the country.

Dunno about others, but I'd run a mile from any country which basically 'sold' access to PR and citizenship. For me that is the sign of deperation on the part of both the country in question and the applicants.

Fortunately, Thailand doesn't do that anymore, like most developed countries. Nor should it ever.

Maybe I am old fashioned, but PR and citizenship should be earned, with at least some modest hurdles put in place for potential applicants to navigate.

Only buy or build in Thailand if you can afford to do so.

Property here or where I live in Thailand is NOT an investment to me. It is somewhere to live. I expect to make no money from it (nor will I in all likelyhood) and let my wife and son have it when I am gone.

If you are worried about the money you spend in Thailand adversely affecting your life now in the future then do not spend it here. If its lose will not leave you destitute then go ahead.

If you have no Thai family just rent a place.

Everybody has different needs to fit their personal circumstances.

Very true...though you'll get there, I'm sure.

There are a range of reasons why I'd hesitate about purchasing property in Thailand (or any other foreign country) - but none of them have anything to do with the prospect of getting citizenship/PR.

Do you mean 400,000Baht in your bank that can also be hers but not compulsory. Infact it has to be in your name. Or an income letter as proof of income from your embassy; also in your name.
