Have a friend coming from the States next month to try out Thailand for a year or two. Having a very difficult time finding a 2 Bedroom, 1 Bath house (give or take—that's a minimum) for a 1-2 year rent period in Trad or Chanthaburi.

Requirements:

Clean and at least partially furnished.

Walled on four sides for a large dog.

No harsh noises. Must be quiet enough for writing. No barking dogs. No kids screaming. No karaoke. Traffic noise okay. Puyaiban announcements okay.

High speed internet, existing or available.

Good electric. Dependable water source.

Minimal to moderate mosquitoes in the evening okay, but, please, no heavy infestations.

City or country—doesn't matter. Location not as important as the above.

12,000 or less per month. Less is better if it's what he wants, of course.
