Here’s the list of most recently added vacancies on Mr. Roomfinder over the past few days that may be of interest to you. There are 2 studios, and a 3 bed.

There have been a number of others that have slipped the net as I’ve been busy with the site updates over the past couple of weeks. I’ll try to keep these posting more up to date from now on.

I am surprised you even agreed to market at those ridiculos prices drew. A studio in Bangna for 12,000 a month, blimey , i saw a 2 bedroom there for 7500. What jokers think they are going to get a lodger at these prices? Maybe need some valium down them. No personall offence intended by the way, i think you do a wonderful job, but these new ones, way overpriced.

Hi Alesypalsy, thanks for your comments.

As the whole concept of MrRoomfinder is a free-for-all, it would be impossible to 'personally' weed out what I considered to be unreasonably priced accommodation or shabby dwellings etc.

This is one of the reasons the site was setup as an interactive project, so that users could swap notes on places, and seek help and advice on particular areas and prices, etc. then hopefully help people make informed renting decisions. A bit like you're doing now.

Having said that, you'll be amazed at how many people will agree or disagree with others opinions on various places, the prices, their landlords, and the areas etc, as accommodation is a very personal thing.

I guess at the end of the day, the individual has to make up their own minds based on whatever deciding factors they use.

In a perfect world, we’d have a perfect list showing only the finest properties at the best prices, but then it wouldn’t be a free-for-all as there would be strict criteria for posting.

Anyway, thanks for your feedback Alesypalsy, it is appreciated and I dare say some folk (including landlords and agents) will now be looking more carefully at the rental prices for the given area which is what it’s all about.

Your posting enabled Drew to clarify the purpose of Thaivisa's rental service.

I think it is going to be a great thing.

Thank you and thanks to Drew for setting this upp.

It will give us the possibility to compare and to discuss the prices and locations.

It is my experience that too many foreigners pay too much because of not having any idea about prices in general. Cashing in on ignorance so to say.

I am sure many of us are going to benefit of this initiative.

Limbo (6000 Baht for a big house, furnitured, three bathrooms, three bedrooms, aircon and a garden of more than a rai. Where? Chiang Rai of course :o )

And of course, as we launch the National Add & Search facility in a few days, we'll all be able to accommodate the home hunters for the whole of Thailand, including Chiang Rai. That's so long as landlords and agents add their properties for us of course!

House rentals and condo sales can be found in the Free Ads already, but the apartment & condos rentals nationwide should help making moving around a little easier in the future.

Drew - The national concept will hopefully grow, there is certainly a need for a concentrated approach especially in the North East. I don't envey the task, it seems once it is known "farangs" are in the market some landlords lose the foresight that an apartment with known 100% occupancy @ eg. 5000 per month is a better investment than an apartment with possible 75% occupancy @ 7000 per month. - Figures fictional & 3000> per annum not a mistake)(A bird in the hand is worth two in the bush).

Yes Aitch, you are right when you say accommodation is a very personal thing. I am one of the lodgers who chose to rent one of the Bangna 12,000 baht condos. Actually, I could have rented one of the basic studio condos in one of the older complexes here for 6000, however I like spending a lot of time in the immediate area here, so it was worth my while to go for a higher-end condo. Being from small-town Canada, I appreciate that there is more elbow-room here, as opposed to the heavy traffic and pollution trapped between buildings that I noticed adjacent to some of the condos in Central Bangkok.

Thanks for the last couple of posts. Supply and demand will always govern prices and landlords will often test this based on what others are getting for similar properties. There are the opportunist types too that will try high just for the hel_l of it!

Hopefully, with Roomfinder being an interactive website, folk will gradually become a bit more educated on local and national prices generally but then a lot of properties in the mid to high end are paid by the multinationals anyway so the tenants generally don’t give a toss if they're paying over the odds or not. This is something we can't control and is a real bonus to some of the 'greedy' landlords, (for want of a better word).

But then if we in this forum were landlords (as I’m sure some of us are) and we had the opportunity to get an 'over the top’ rent for our properties, would we do it if someone was prepared to pay???

The last place I lived I paid 22,000 THB/Mo. the room was identical to the room below it (bit of different furniture aside) but the owners of the room below would not budge from the asking rent of 30,000 THB/Mo. hence it had already been unoccupied for over a year, whereas I moved into my place 2 weeks after the previous tenant moved out.

There was another room on the lower floors (same size and layout) that was had an asking price of just 15,000 THB/Mo. but it was an absolute sh*t hole and a team of renovators, designers, and pest controllers would need to be called in just to make it habitable.

Some would snatch up the shabby place, save the 7,000 and call it a bargain. I liked the room above. It was clean, smart, well maintained, and ready to move into. It was the kind of place that felt right and I had a good feeling that if anything went wrong I’d not be fighting with the landlord to get it put right.

I chose a place that was ready to move into. Perhaps I could have got a similar room a bit cheaper nearby but I liked this one regardless. I was quite happy with the price at the time and had no regrets. A few commented that I was paying too much for the area but for me the price was right as I was looking for a place I could call home and not just a place to crash.

I’m sure we’ll get some feedback in time as the national database grows. There will probably be many more postings on the prices for the given areas around the county!
