Townhouse With Store Sold As Condo?

I am married to a Thai woman. We are considering buying property that can also provide income for us. We currently rent a 4 story unit with a storefront downstairs (I guess you'd call it a 'townhouse') since she has a store which pays the rent and pulls her weight.

The type of unit that we rent sells for about 2-3 mil baht now and that’s Thai price. But you don't own it (even Thai's can't), it's just a 30 year lease from the government.

Can a commercial storefront unit/townhouse like that be owned as a condominium? If so, do they usually cost more than a similar one with a 30 year lease?

How much do these types of townhouses typically cost to build per unit?
