I am a 'thai' landlord, and the lease agreements I have with my tenants doesn't specifically include or exclude aircon, the general repair clause covers that as part of the infrastructure of the condo. I think the language I have in my lease agreements is pretty standard

My landlord refuses to pay for repairs like plumbing pipes, water pump, water leaks and A/C repairs. She says 'up you' if you don't like it you can leave. OH, but she certainly liked my 5 months in advance payment as she had medical problems. Up her? Nothing in contract so what do I do?
