selling condo to overseas buyers

I am receiving overseas interest in my condo. Preferably i want to sell it to someone already in Thailand and just go to the Land Office. Is it slow, expensive and more risky dealing with an overseas buyer. Opinions please.

A buyer is a buyer no matter where they are located. Just have a lawyer represent them, at their expense, and everything will be handled in Thailand anyway

If the condo is in the farang quota, then insure that they wire the money into Thailand, stating that it is to purchase a condo, so that they will get a Foreign Exchange Certificate that they might need later on. A lawyer can handle all of that also

Are you sure it is not a scam? I advertised a property several years ago online and had 2 funny offers.

Unless the buyer is here, how can they possibly purchase the condo. Unless they have given POA then they must be present for the transfer. Ask them outright when are they coming, have they booked flights or accommdation yet, sorts the dreamers out form the genuine buyers. Its no more expensive for you, it has no risk......you transfer when they pay....yes its slower as they are not even in the country

Some valid points raised for me to consider. I had thought about POA being required for an overseas buyer and to me this complicates things somewhat as i would prefer a direct in-country transaction although i don't want to rule out any options. I am confident these aren't scams as i have encountered property email enquiries before. You can normally tell by the language used as they are often from Nigeria etc and too good to be true.

Usually very quick to want to send you a check etc.

I don't even own property in Thailand anymore and have gotten offers to buy my Condo in Pattaya it doesn't exist....whistling.gif
