Buying an old condo for renovation

Hi,

I just found a nice condo in Chiang Mai (Doi Ping mansion) for a good price and would like to buy it.

Before sign the contract, I've been reading this document http://www.thailandlawonline.com/article-older-archive/thailand-condominium-buying-foreign-ownership but failed to know how to be sure that the condo do not have any mortage.

Also anyy advice regarding money transferproceesing to the owner ? And a great lawyer in Chiang Mai ?
