Recommendations for House Plans drawing in Chiang Mai please

I am looking for any recommendations for someone to draw up some house plans for me in Chiang Mai. Preferably someone who understands some English.

Do you already have a design that you have done yourself or seen one in a design book.

I drew my own plans as I am a qualified draughtsman and we simply used a local young architect to copy my drawings into CAD for official submission. We spent 6k for the cad service.

If you already have a rough draft of the layout of the house I would recommend you go to the tessaban office and ask them to draw up the plans. That's where you have to take your plans to get approval to build. If you have them do it (for a fee of course), you won't get the run around from them needing this, needing that, when you take the plans in for approval.

If you can base your design on one of the publicly available standard types then that's easier both to get approval and also to get it estimated and built. Works for most houses, just not if you have something truly unique in mind.

Seriously though the official submission is a joke.

We waved about 18 A3 drawings in front of them, 14 of them standard <deleted> drainage or door spec sheets....not mine, just standard generated generic <deleted>.

The scale plan I submitted of the building relative to boundaries was altered to make it look more favourable to neighbours property.....but,that didn't matter.

In the end the clueless bods at the local office ONLY wanted an architects official monika on the drawing and basically it is passed.

Now I know what I am doing with structural design, BUT strikes me they are clueless and dont know their arse from their elbow and will pass anything with an official signature

But we have heard all that before haven't we?
