Advice for buying land

So the wife is going to buy a piece of land with a 30yr mortgage and the plan is we will build a house on it.

We've found a piece of land that seems nice.

Just thought I'd ask for advice from members who have bought land themselves, what are good questions to ask the owner?

What are things that some people might not think of that we should find out before proceeding with the purchase?

Boundry markers, electric & water in place, if not how much to connect, is it ready to build on or does it need filling...at 800-1,000 Baht a truck can get expensive. Check owners name on Chanote, any attached loans will nead redeeming at time of transfer. Who will be paying the transfer fees and taxes.

If I'm not mistaken as you are married you will also have to sign for the mortgage.

This will theoretically make you liable should your wife not make payments.

There's already a house on the land which we will tear down. It already has water and electric running to it.

I need to have internet so I guess we just need to check with 3bb or some other internet provider.

Good point regarding the owner having a loan on it. We will check that.

cheesy.gif ..........If the Chanote checks out which is simple enough to do, how can they lie.

When you say "the chanote checks out" are you implying that some sellers will fake/ modify the chanote to maybe make it appear as a larger piece of land. If so, I assume a trip to the land office to verify the sellers chanote is all we need to do?

It will be recorded on the land-office copy of the chanote.

One of the things Thailand does right is maintenance of land records, no need for expensive searches by solicitors (as in the UK), everything is there in one place, on one piece of paper.

Size is on front showing marked positions. Owner is recorded on reverse. As stated below, any loans are also recorded on reverse and land office will not transfer till these is redeemed. Get a copy and you can check at the land office....the owner cant lie....and get away with it if you do your due dilligence
