"Decent" / "nice" villages around Pattaya?

Am planning my move to Thailand and when I come, I will set up my base around Pattaya. On my next visit, I would like to look around some villages where I could set up that base. What i am looking for ist:

- village not more than 10-15k m from Pattaya city center

- decent 24/7 security (decent means more than the sleeping guy at the gate...)

- middle to upper quality of houses, no need to be newly built

- houses with good sized garden (more than 3x3m) and (a plus) private garden pools or (minimum) well maintained public pool

- shops in village (7/11 or family mart) for small stuff

- some decent bars / restaurant (decent meaning good food, not go-go bars)

- monthly rental up to 30K Baht with possibility for 30y lease later on

- responsible management of the village (I know... what ever that means...)

- public and / or taxi / motocycle transport to / from village is not an issue, will have my car, but would be nice if available

- mixed European / Thai community would be nice.

- I don't have kids, so school does not matter, it will just be me and my wife.

I don´t need advertisement / sales pitch answers from you, just names of places and location that you think would fit my above description, so that I can drive around and have a look at these areas.

There's dozens of villages on the dark side that would fit your requirements, but naming any would be pointless, as unless it's a still under construction village, who knows what the availability of houses for sale or rent would be when you are ready to buy. I just suggest you do what I did before I bought, drive around the area and ask security at the village to let you have a look at what houses are for rent, and also get an estate agent to drive you around and show you. BTW, the security guy who's NOT sleeping on the gate, isn't necessarily going to be the same guy when you move in. These guys aren't there for life.

At that rental I think you will be very hard pushed to find anything that fits that criteria. You would be looking at the darkside around the lake or Bang Saray to get everything you want. But, to my knowledge, you won't get much under 50Kpcm.

But that is just my opinion. I am sure others, more knowledgable thatn myself might beg to differ.

He said 10-15 klms from Pattaya and that would easily cover the dark side, and 30K baht would definitely get you something nice in that area.

My village is very near Pattaya in North Pattaya near Bangkok hospital in Pattaya but yet very quiet.

On the inside of Sukhumvit road, so easy to take a motor bike taxi if you go out for beers and home again, app 1.8 km to North Pattaya beach according to Google Earth.

No shops inside the village (not allowed) but one 7/11 very near by.

Entrance not covered by shophouses/shops but a nice garden with big trees and a communal swimming pool too.

App 100 houses so about right size, houses from 1 story to mansions, 4-5Mill to +20mill, some are for rent/sale.

Mixed bunch of people.

We are on the 2nd house now in this village (we own).

Only one crazy woman in the village, filled her land + house up with dogs, I think she got over 30 but they never run around but stay inside her plot.

Thanks guys so far. 10-15km definitely includes the dark side, would also include places like Bang Lamun, Laem Chabang, Siam Country Club or then all the way along Jomtien beach road towards Bang Sare.

Giddyup: Estate agent is an option, but then I only get to see what he needs to sell and what brings him the highest commission, that is why I would prefer some personal recommendations from you guys living already in / around Pattaya. While i have been coming to this city for many years, so far I never looked into the villages further outside, but this is now coming up within the next 2y (my move).

Anywhere with decent security wont let you in unless you either live there or have been invited so will be pointless knowing the names of the suitable developments.

Well, would be the first time I experience that security does not open the gate when they see a farang driving towards the gate.... done that in other places around Thailand and never was declined looking around.

But if it happens to be the case, then you probably could point me to the website of the village mangement so that I can set up an appointment to look around?

SP5 is a good village on Soi Siam Country Club Road. Mixed community, tolerable management, good pool etc. It is 5klms from Suk. so reasonable access to town, on the weekends is harder but during the week is ok. Rent at 30k is at the bottom end but achievable long term.

We used to ride all over greater Pattaya when we were looking for a good village.

If the guards stops you just ask them if any houses are for rent/sale and they will normally let you in.

As mentioned, by far the most villages are located on the dark side and you can spend 2 weeks easily trying to find them and then check them out, ha-ha.

I am recently looking also.  But you see many with no rules/regs and restrictions so you see dead cars, trucks . no lawn maintenance and many abandoned homes. This all brings your house value  way down.

First; no matter what they look like at first is a good set of rules; like most condo's have.   your house maybe perfect and well kept but if the neighborhood is goind  to  #%$%  then what do you have .

Agree with most. Good security is important if you don't have  3 meter walls around your place. !  Very hard to find but I was surprised to find a few where I"m escorted into the office  and can't roam the grounds.     You can drive in an test them !  if its a new complex; then its a show; till they disappear and all are offsite  so.   Rules./ Regs are still a must.
