Recommended Areas to Live in Hang Dong

Hi

Can anyone recommend any good areas to live in Hang Dong. We'd like a modern house ideally with a reasonable garden and offstreet parking, but it doesn't need to be on a moo ban necessarily. Preferably within 10mins drive of Kad Farang and ease getting in/out, I no particularly bad traffic congestion points. Nearby shop, cheap eating places and songtail availability would be a bonus too!

At this stage all options are open with regards to renting and buying.

Any experiences and comments would be gratefully received.

Urbana: Not anywhere near Hang Dong

Lanna Pinery: No Songtails. ;)

The Songtail requirement is actually the most challenging one. Many moo bans but some have houses an incredible distance from any main road. Koolpunt Ville 9 for example.

Although some areas have motorbike taxi guys available to drive you out some place from a main road. (or the other way if you get phone numbers.)

Ban Wangtan fits most criteria. Not songteaw friendly but green and peaceful urban living with choice of small lots or large. Big farang community along with some well heeled Thais. Plenty of rental choices.

Upmarket, I'd look at Siwalee Ratchapuek, it's closer to BigC/Makro but more of a concrete jungle.

Anything songtail friendly and meets other critera? I know Nong Hoi isn't near Hang Dong and mentioned it because I heard it sounded good. Guess I should have been clearer so apologies for that.

Why not use a scooter? Or taxi/tuk tuk? Songteaws are slow and uncomfortable and service main routes. The nearest Urbana mooban to HangDong road is virtually behind BigC/Homepro and easily accessible by songteaw after a short (900m) walk.

Urbana townhouse developments are concrete jungles with very little garden area and the Mae Hia one is directly under CNX flight path.

Close to same area as above (across from BigC/HomePro - behind MACRO). Not a concrete jungle, nice quiet village with security (NimMaNoRaDee) with many new "individual" houses being built. Our +/- 7yo house will be available for rent (mostly furnished) Feb 1st or earlier.

Roomy 3Bdrm, 1 bath, tiny garden, lots of parking, corner lot. We are building in town, easier to get back and forth to work.

Quite a handy location and more accessible for transport than most. Never knew it's name and not sure I'll remember it :)

Urbana sounds nice but I'd prefer to be nearer towards Kad Farang to minimise the daily school commute. Any other suggestions? Is the 108 easy to turn right on and do u-turns?
