in thailand it doesn't matter what the land is used for, all land is basicly the same price

To OP, try looking at the bank websites for distressed sales. Pretty sure K-Bank have a good one site for this. This will give you the bottom price, all points upwards after that depending on phase of the moon, need to sell (higher price, yes really, perceived depth of buyers pockets etc, etc)

Rule of thumb keep out of site during negotiations or there will likely be an expat percentage added.

Depends on location but usually farmland goes for around 100k per rai. For a pig farm you don't need a lot of land. One would think 1 rai is enough depending on the size of your pig farm.
