Where to live exactly? Want the best of both worlds

Not sure where is best to live so I thought I'd pose the question of the four for more experienced members to give their views. Requirements are:-

Close to CM with food places shops etc within walking distance

On songtail route with easy access as we don't have our own transport

Kids will be going to school near Kad Farang, Hang Dong and don't want the bus to take ages, 30m ok each way max

Place suitable for family, budget around 10k to 25k, above factors more important than price. A nearby gym or hotel gym would also be a bonus. Don't really want to be right on the super highway itself but just off it is fine as long as song tails are easily accessible.

I know it's quite an ask but hopefully people will have some good recommendations. I've read people mention Nong Hoi, Chang Klan, etc not sure how long that would take to get to Kad Farang during school commute hours.

Guys rather than have a dig at his spelling why don't you guys give him a constructive response, you know and understand what he was trying to say.

Stament you mentioned food places within walking distance what kind of food places are you looking for? most roads will have Thai food stalls available shops are another issue I imagine again the only shops close will be the little mom and pop stores.

There is a moobaan at Kad Farang. Why not stay there ?

Have plenty of shops around.

Rent a motorbike or buy one for if you want to go in town.

You don't really want your kids travelling 30 minutes with these crazy drivers everywhere ?

If your happy with a Condo you could consider the Riverside Condo. Certainly within your price range and condo has nice pool. Riverside is an old building so has solid walls and large corridors so noise from neighbors is not a concern. Also unlike some properties at north of south of Airport runway we are not on the flight path. Lots of eating places nearby and Songthaews are frequent. If you want to go to any of the shopping malls all the free mall shuttles call into the Holiday Inn which is right next door. Have lived there for three years and happy to recommend.

You will probably find that driving 30 minutes twice a day, roundtrip 2 hours a day to get old fast. Find a place closer to the school to start with but overall you are probably asking for too much.

You could try looking in the area around Mae Hia market, on Canal Road just south of the first ring road (700 year stadium road). Mubaan Baan Nai Fun is really nice though a little pricey for me. I don't know about songtheow routes along Canal Road but Mae Hia is reasonably close to the city while also not too terrible a drive from Kad Farang. If you want to be really close to Kad Farang, I noticed an interesting-looking townhouse for rent right next to it (on the north side, across the grass parking lot).

There are several Moobaans on highway 121 heading towards Saraphi. We live at one. From the 108 junction, it takes about seven minutes to Kad Farang and twenty minutes to Airport plaza by yellow bus. Yellow buses run very frequently up to about 9 at night, for a max of 20 baht a trip.

Downside is at yet there is no public transport running down this 121 road, and the nearest moobaan entrance is ten minutes walk to the 108 junction. That might not sound a lot, but to do it every day, perhaps more than once?

There are also several condos practically on the 108 itself, which could be suitable.

Living close to the school is certainly the best option if you can, actually there is plenty of choice and it's not a bad place to live anyway.

I think that you will be best served to live close to the school as your by far highest priority - school is a daily obligation - it should constitute 90% of your decision - when you want to go out for dinner, that will be your 30 minute commute.

Have lived for 6 years at Riverside, not sure it is ideal for a family. Great for singles or couples. Although if your wife is Thai, she'll have plenty of Thai women to bap-bap-bap with at the pool or in the lobby.

You would need a larger apartment with a family, so you are looking at a 20K - 25K price tag for monthly rental.

You're right. Here it is.....close to thai places to eat and a few little shops even a mom and pops (not talking big c necessarily) with easy access to songtaews

Look in Ban Wang Tan.

uptheos is bang on the money with this one. On the Song Taew route between Kaad Farang and the city, nearby plenty of cheap restaurants, plenty of nice but still relatively cheap restaurants. Large moo baan suitable for kids with pool and all the facilities you need. 3-bed houses can come in, with western kitchens, at about B15,000.

Maybe this one. Not sure if its in Ban Wang Tan, but similar.

Baan wang tan is not on any sorng taew routes and it is a long wAlk to hang dong road to catch one. I wouldnt recommended trying to cross hang dong road to catch a school bus anyway. Its a dangerous nightmare to cross on foot. Why not buy a car? Much safer and convenient for school kids.

There's a Moo Baan in Kad Farang....when we moved (larger house) if I could have found a home in that area never would have left it.....with all the new shops - it was good for riding bicycles to Rim Ping and easy to get around and be settled in......

Car could be an option in the future. issue is my wife doesn't drive but will learn in the future.

anyone know the name of the moo ban behind kad farang or is it just called kad farang?

Another possibility is Koolpunt Ville 5,6,7. It is bordered by the Canal road on one side (Koolpunt 7) and Hang Dong road on the other (Koolpunt 7). Big C/Homepro could be considered walking distance at 1+ kilometers. It has a swimming pool, restaurant and gym. Yellow/Red Songtaews ply their way past it on Hang Dong road regularly.

Koolpunt 9/Zentric could also be an option--just north of Kad Farang. It's huge but I think they run free shuttles out to Hang Dong Road. I have friends there who love it.

Nimmenhaemin Road area is near perfect. There must be 100 eateries (Thai & Western) within a ten minute walk. I walk 1km to Kad Suan Keow shopping centre or 500m to Maya shopping centre, or sometimes catch a songtaew or tuk tuk. There are lots of expats here (mostly American who, in the main, are educated, well travelled, well behaved, and interesting people. I never thought I would say that as I'm Australian.
