Land Prices?

Hi,

Just wanted to throw it to the floor……what is the average price of land per Rai in the average village??. I’m talking of land out in the sticks, not farm land or a plantation of any kind.

The area I’m thinking about purchasing the land is near a place called PAKCHONG, actually is about a 20 min drive, but that’s the closest market town.

The size of the land I am looking at is 5 Rai, the people know it is a Farlang who may be purchasing the plot, so I am wondering weather or not this has affected the price.

Any input would be appreciated.

Is it on a paved road? Is there power/water? Is it riceland or just vacant land? Is it prone to flood in heavy rains?

And the most important question: do the sellers need a cash fix?

Is it situated in a village?, if so you may pay up to 200,000 per rai, land situated in the heart of the village is now expensive, if outside in the sticks, no road just a track look to pay 25,000 per rai, if on main road anything from a mill up, if on concrete road with electric and water nearby, 60,000 up, these are Buriram prices, i buy land frequently, also get your wife to buy or girlfriend, or there family, you will get it cheaper, some thais when they hear the word ferrang you see baht signs in there eyes, in my wifes village i have good merit, and people come to ask me all the time if i want to buy. good luck.

Thanks for the comments Thaicoon.......just what I was looking for, a ballpark kind of figure.

The people in my GF village have approached her mother and asked if I would like to buy the land from them. The price quoted was 150 000baht, so works out at 30 000 a rai.

My GF family have already said if I am interested they will negotiate and get the price down, as at the moment I think it has the Farlang factor added to it.

It is as you say just ‘green field’ land that could be developed, or farmed……dirt track to the plot, so 25 000 per rai would be a reasonable price?

Earlier this year the missus bought 18.5 rai for 300,000.

The place is about 30 km north west of Korat and has an access road and a bored water supply.

Good buy, Desparate to sell it sounds like, at 16,000 baht a Rai, what time of year was it, jan, feb, as after the harvest some Thai's are desparate to sell land due to owing money to the chinese or the bank. and if money lent from other people in village they pay back some interest in Rice.

You had a good buy, i would of snapped it up at that price, the cheapest bit of land i have had so far was 23 Rai in prackon Chai, 10,000 per rai, but that was 10 years ago, its worth about 30,000 per rai now.

Other ferrangs ask me why i am always buying land and property, i tell them its a good long term investment for my two daughters and also it is a good earner for my Thai family to farm.
