Moved to Chiang Mai recently, planning to stay here 9 to 12 months a year for 1 to 3 years.

I've lived at a guest house on Ratchadamnoen Soi 5 (in the Old City near Tha Phae gate) for 3 weeks now. It's a great place, but I am ready to move up to someplace larger.

Here's what I'm looking for:

NEIGHBORHOOD

--bicyclable (e.g. Old City)

--coffee & brekkie nearby

--nearby restaurants for supper

ENVIRONMENT

--Aircon

--no mozzies (due to interior-opening front door, or on a high floor, or just dry surroundings)

USABLE AS HOME OFFICE

--lots of electrical outlets

--superb internet

--large desk and/or table

--desk chair / chairs

--thick walls so I can talk on the phone (I'm not a quiet person)

TELEVISION

--television with lots of channels in English

--couch and/or armchair

BATH

--private bathroom en suite w/ hot water

SERVICES (nice to have, not dealbreakers)

--linen service

--maid service

--laundry service

Please let me know if you have any ideas!

UPDATE:

OK I moved from Soi 5 down to Soi 4. I got the extra space and then bought 4 folding tables and chair to create my own home office. But no aircon, so I still need to move again in coming months.

Lowering my standards, all I really need now is aircon, and space for my jerry-rigged home office area.

Revising the original post here's what I'm now looking for:

NEIGHBORHOOD

-- In the Old City or in the area just south of the Old City's Buak Hat Park, or another area that will be okay for bicycling into Old City

ENVIRONMENT

--Aircon

USABLE AS HOME OFFICE

-- around 20 square meters

-- several electrical outlets

-- reasonably thick walls, not the thin ones in some (not all) guest houses

BATH

--private bathroom en suite w/ hot water

TYPE OF PROPERTY

Small Apartment, Small House, Big Room in Guest House, Room over Store
