Don't know if we are discussing the same moobaan but the moobaan directly across from Promenada rear entrance is a Q moobaan and I believe the houses start at 10 million. The moobaan, funny enough, is loaded with missionaries too.

You got the right moobaan ...starts at 9.8 million thee are 3 left and they are building some new ones modern style for 11.3 million and there is a showroom one available with furniture at 18 million granted they have a fish pond included !

The ones the Chinese are living in has an external 3-5 car garage in built to the front porch besides the regular 4 parking space to the driveway ...huge houses and certainly not in the cheap range

Went to a yard sale there about a year ago. Turned out to be several missionaries families having one large sale; selling junk for over-inflated prices. I went inside 3 houses and was not impressed with the quality of construction, design, planning, etc. Just large spaces with very little thought gone into the design, etc. Cheap windows and cabinets, terrible kitchens, the usual thing around here. Furthermore the moobaan itself had no character whatsoever. I wouldn't pay 4 mil for one of the houses in there. Can't believe people are actually paying prices like that. Can't believe so many missionaries are living in there...
