5000baht studio with no contract?

Recommended Posts

Is it possible to get a cheap condo/studio in BKK for about 5000 baht  a month with no contact? Basically I want to pay 5000 up front and maybe a security deposit on a month by month basis. is this possible at all?

I wanna attempt to live in Bangkok for a few months on my small income and i dont wanna tie myself down.. if i run out of cash or something happens i can just bugger of back home to the UK

Obviously I don’t want to stay in a complete shithole but all I need is a bed, shower, internet connection where i can spend 8 hours of the day working on my online businesses

Google Mr room finder

I'm aware of these websites. Even enquired a few on facebook pages.. I get the same <deleted>.. - If i ask about monthly rental (no contract) on a 8000baht studio.. they direct me to some extortionate 700baht a night airbnb link

Was kind hoping someone on here knows of some gems fitting my requirements :)

It wouldn't be difficult to find a room in a Thai mansion block for that price. Mansion blocks are essentially blocks of Thai style apartments (one room plus a toilet, maybe an outside cooking area on a balcony). Some of them are very pleasant and if you can live in a single room like that and almost certainly be the only non-Thai person there, that would be the way to go. Costs are roughly 4k to 7k a month, room fan only and probably no air con. There's zillions of such building in every city/town, just look for dormitory style buildings with lots of doors per floor. No contract, month by month only, small security deposit required.

The company I work for owns these types of building. Rent is 2500 non air and 3000 with air per month. Electric 8b per unit and water 20b per unit.

However it's a 6 month minimum contract, with 1 months rent in advance and 1 months deposit.

One strategy is to pick a Bangkok neighborhood (Not central Sukhumvit/Sathorn) and get a local motorcycle taxi driver to take you around.  They know all the Mansions that allow foreigners. (Some don't; too much trouble, too much paperwork.)  You will need to bring someone along who speaks Thai if you do not.  You should be able to find a furnished room with ac in your price range but month to month is very unlikely, you will almost certainly sign at least a 6 mo. contract with a 2 month deposit in addition to the first month rent.

Important for you is to find out if there is decent internet available, many lower priced mansions are not wired for it.  You also need to ask the electric and water rate as some places quote a low rent then mark utilities way up.

Hard to find a place without a 6 month contract and the lower end places normally work on 1 month deposit. The 3000 with air above is pretty much the bottom of the market in Bangkok and there are plenty and some of them should be OK for what you are after. You only need to give 1 months deposit, so in theory 6000 for your first month and 3000 a month thereafter, and you get your 3000 back after 6 months if you stay that long. No brainer. :)

Thanks for all the replies..

So in theory i'm ok to sign the 6 month contract.. and if i have to bail early and fly home for whatever reason i have just forfeited a month's rent and a deposit? No legal ramifications or anything?

Last time i was in BKK.. i met a girl and went to hers.. it was a nice place big room, big bed, balcony and a thai style shower/toilet room. She said she paid 6000

You can use youre phone as a hotspot anywhere, has good speed.

DO make yourself very familair with what you CAN get for that price-and do not underestimate the cost of electric etc in the total. Apartmt is far too big a name for it-its a 1room thing.

The answer is of course to go the tipical (so often ridiculed here by them overfat expats who all lready have the wife by side); the backpackareas of around Khao Sarn and along the Malaysia Hotelsoi. YOu pay by day/week/month with just a minor discount for longer stay and write down your name-thats all. can also cancel by the same-but never no money back. room will hold not much more as bed+fan-sheets can be changed every x days. Daily rent from 150 bt. You might have the first week or so to stay in a lesser wanted room and change when a better one comes empty. On long term these type of rooms rent for around 2000/2500/month+ electric etc).

A better place-as all above point out and your charming GF of the mo too-will all want to see more, give out contracts and minimum deposits etc.

With a fair lot of chance and no garanted way of securing one-perhaps one of the 1000s of in the beginning over-enthusiast ajarn phaasaa angkrit gives up, still has his contract running and might be willing (the reter too) to ''sublet'' it for a modest fee. try one of the fora aimed at such people.

The OP mentioned he planned to work on the 'net about 8 hours a day...using a mobile-hotspot could burn a lot of bandwidth quickly and at mobile data rates, become very expensive.  Better to just find a place with good WiFi included or at least one that is already wired by an internet provider.

No legal ramifications. You just lose your deposit. It happens all the time, I can assure you.

This is one reason why it's better to find a place with 1 month deposit + 1 month rent in advance rather than 2 months deposit + 1months rent in advance.

As has been mentioned, do ask about water and electricity prices. Water isn't an issue, it's the electric that can cost a lot. In my experience, it's always the aircon unit that costs the most. If you can get a upper floor end or corner room the wind will blow through and save you a fortune.

I agree, it's not finding a room that's a challenge, it's finding one where you can get decent internet that will be hard.
I stayed in one of those cheap studio rooms when I first came to Thailand - no phone lines in the room = no internet.
Most places in that price range won't have fixed phone lines in the rooms so you won't be able to go to True and get an internet package. Some places offer really poor internet that services the whole of the apartment via communal wi-fi.
You need to be able to get fixed line internet from True. This is what you'd need if you want to spend 8hours/day on the internet. the cheapest True package is 599baht + VAT/month for 15mbps.
My feeling is that anywhere sufficiently developed to have fixed phone lines to the room would require a contract, I may be wrong though so I'm interested to hear from others.

Seems to me that if your accommodation budget is 5000 baht a month, maybe you need to be working 16 hours a day and not just 8 hours on your "online businesses" to afford a better standard of living! Or, more likely, those "online businesses" you're running are worthless. By the way, you have just admitted to breaking the law of Thailand by working on "online businesses" inside Thailand without a valid work permit. Please just go home. Right now. You're better off in your own country.

Be open minded and give him a chance :-)  ... he's probably starting out with adsense and affiliate marketing and wants to see how much he can do if he invests 12 hour workshifts.

yes, it will be cheaper than BKK for sure.

there are a lot of rooms around that can be rented for 3000 baht a month with complimentary internet and one month notice, many rooms also have aircon.

Most landlords will make a profit on the electric rates though.

In the area I stay most rooms are rented like that. I have no contract and only paid a 2 thousand baht deposit. The room is new and fully furnished, I even have a balcony and I pay less than 5k a month but I live in the suburbs which is what you would have to do.
