Have been told by my builder that prices have gone up, fair enough but the quote he has given me to build a small unit 40 S M has worked out at per SM 100% more than what i paid for 100 Sm 3 years ago any one know current costs without me having to travel to builders merchant. blocks where about 6 b and C-pack 100 b a mt

rule No1 ignore  anything any  builder  here  says.

5 baht blocks bought locally, Global House 7 baht some crumble  like dust,  <deleted>  all cement in many, cpac m3 (cube) 1500 -1850baht depending on strength.

Currently  building small 30m2 single  floor house for  workers cost 90k total inc everything, but am doing it myself alone, single block walls ,rendered, painted, insulated roof ie metal with foam and 2  inch fibreglass, tiled throughout, 2 bedrooms and small cooking area with sink etc.

Plasterboard ceilings on metal frame, pre cast concrete posts, concrete floor with steel  in.

3000 baht m2 inc EVERYTHING.

Do a 8m x 5m stud wall building using stuff from Global house.

Sounds like "your" builder is full of BS.

Sounds sensible as with additional labour costs and some profit margin 6K makes sense, which is what I heard in CM area. If you want better material 10k.
At the same time there are plenty who will quote more than that, I am sure. Guess OP should not do business with that builder for sure.

Insane profit margins tho, those villages are often just on 120sqm of land each, build with 100 at the time so cheaper for labour and material. 
Then they sell them for like 1.2M baht on 2 bedrooms and maybe the rest in total being 55-60sqm. Land value might be 150K at most.

WOW, that is incredibly low cost, but I guess if you keep things simple and do all of the labour yourself it is possible.

I am havuing built a high roofed single floor guest accommodation, with mezzanine sleeping platform on bathroom (Tiny House style). internally it is 26 sqm + 16sqm of terrace. It has a roof area of about 54 sqm and that cost B25k alone for 25mm insulated Colorbond steel roof covering (not installed). This is built with cast in place columns and beams, a concrete roof on the bathroom, double block walls (insulating lightweight concrete blocks; not cinder blocks, at B17 each), good quality (thick walled) steel throughout, UPVC windows and large sliding doors, decent shower and bathroom fittings, etc. (but not crazy designer stuff!).

I am not finished yet, but I expect all-in, including all of the labour paid at day rate to a good local team, for it to be a little over B200k. Note that this is without a builder running the job and taking his cut as profit, and I am fortunate enough to have a very good team who work hard and do a good job.

It's kind of hard to say price per sqm since the terrace also has a reinforced floor, roof covering, tiled floor, etc. - but there it is, for comparison for others interested to know prices. I have done nothing myself apart from running the electrics (they cut out the wall channelss for me, and gobbed it all back in - I just did the technical bit, lol.
