Landlady out of the country

We are just about to sign a contract for a new rental, the landlady seems pleasant enough, but she spends most of her time in Germany. 
 

She is in the country now, and for another few months, I just renewed my visa (12m non-o marriage) so there isn’t a rush. I imagine we will keep the house for 12-18 months.

 

To apply for a visa I currently need a copy of the house book of the rental, house book where she is registered, ID card, a rental contract and a form from Hat Yai immigration, stating who the house is rented to. We are moving to Khon Kaen.

 

Her sister will be our day-to-day contact, she lives in the same village.

 

The question is, what’s the best way to approach this, do we get all the paperwork for my next visa signed up before she leaves and hope that it doesn’t change (I will need to contact KK immigration before she leaves) or is there some way to give her sister power of attorney to manage the property and have authorization to sign any papers on behalf of her sister?

You don't need to give Immigration the "original copies", just take a copy of the copy which she signed and gave you. Maybe take the "original copies" with you, so immigration can confirm that the copies are not faked, but don't let them keep them.

Are you sure that the rental contract is even required for an extension in your province? Here in Chiang Mai it's only required to submit a TM30.

For a extension based upon marriage it is standard requirement at most offices.

He may also need to submit a TM30.

All you need is the rental contract and signed copies of the landladies Tabien Baan and ID card.

Take a few copies of the original copy.

 

When you take possession of the house in KK, file a new TM30 at KK Immigration.

You can then submit your 90 day reports and apply for your next extension at KK.

Thanks for the replies - tbh I would rather be in a position where there is someone with the power of attorney in the country, should there ever be an issue.

 

For instance, I need to check in with KK immigration, but in the past my local immigration would always insist upon a signed original and copy.

 

We also have supplemental paperwork, like some kind of confirmation from the landlord on how long he has known us and confirmation that he is the owner.

The original, is the Blue book and ID card.

They take a copy, sign and that is know as a certified copy of the original documents.

You keep that original certified copy and take your own copies for submission at Immigration.

That is the format requested by Immigration. If requested you can show them the original certified copy, but as @jackddstated, don't let them keep the original certified copy.

Maybe requested at Hat Yai, who are know for unusual requirements.

If you want proof the landlady is the owner then request a signed copy of the Chanute.

If i were you i would take a copy of her ID, her house book and the house book you rented, house contract, a letter saying you are living here as a tenant. I did when i was renting house. 

 

You will use her Id and the house book for many things. Like to install TV.. internet.. visa.. TM30.. etc.

 

make some copies and keep them.
