Hello any one know if or when the Border in Mai Sai well open

No, and doubtful in the immediate or distant future considering the situation in Myanmar.  May open for incoming immigrant workers, but that's about it.

Burma made a bold claim they would open to tourism Q1 next year but only to select parts but it did include Tachilek and Kengtung so maybe there's hope.

 

Others cities listed were Kawthong, Myeik, Dawei.

Even prior to Covid, you could only travel a few kilometers from the Thai border at Mai sai /Tachelek

With a visa no problem going to Kengtung overland. Done it and from memory took best part of 5 hours with a break half way.
