I am a bit confused with this new scheme. Do you have to invest at least 40 million baht for 3 years PRIOR to be eligible to buy up to 1 rai of land? Or do you have to invest at least 40 million baht in a land of max 1 rai and keep it for a minimum of 3 years?

The wealthy Chinese would be okay as they often build up to the boundary limits with no garden it’s quite a common practice in Australia.

As if many multi-millionaires want to come to live in Thailand and just buy 1 rai of land. 

 

With 40 million baht you can get a decent house in a western country.

Thailand’s new policy on land ownership rights aims to boost domestic economy among high-potential foreigners, government says

Bangkok – The Thai government has clarified in that the policy of land ownership rights to attract high-potential foreigners that it only aims to allow specific foreign investors for housing with not more than 1 rai in specified areas, without selling the entire land.

 

Government spokesperson Thanakorn Wangboonkongchana stated today, July 15th, that the government would grant permission to certain groups of high potential foreigners to stay in the Kingdom according to economic and investment stimulus measures issued on May 25th, 2022.

 

The four main groups of high-potential expatriates are the wealthy population, the retirees, the businessmen/investors who want to work in Thailand, and special “experts”.
