Can you get a nonimmigrant B visa by buying a condo room?

No.  But you used to be able to get one to LOOK for a condo.  When I first retired here I was too young to qualify for a non O.  I applied at the Thai embassy in Brisbane for a 12 month multi entry B visa.

 

I got a signed letter from my CPA stating that I had 1.2M AUD cash in the bank and no outstanding debts.

 

I wrote a letter that I wanted to look for realestate and businesses to buy in Thailand.

 

CPA's letter, my letter, and copies of my passport were the only documents I submitted with my application.  I recall I did a border run to the Andaman casino just before my visa expired and then got stamped back in with another 90 days.  So the visa was good for almost 15 months as I recall.

The short answer is "no". The longer answer is as follows ...

 

There is such a thing as an investment visa. The main qualification for this is to transfer 10 million baht into Thailand from abroad, and use it to purchase qualified investments. One of these is freehold or lease in the foreigner allocation of an approved condominium project. The condos tend to be overpriced, and bad investments. The investment visa does not give you the right to work. A work permit would be required for this, and you would likely qualify for another type of visa if you could meet the requirements for a work permit.

 

If you have 10 million baht in free capital, and are just looking for a good way of staying long term in Thailand, I would suggest:

  • Purchase a 20-year Thailand Elite membership for 1 million baht.
  • Invest 9 million baht overseas at 5% interest.
  • Rent an equivalent condominium in the open market for about 30,000 baht a month.

In my opinion, investing 10 million baht in a condo you would have no immediate chance of selling for anything approaching that (and possible problems getting the money out of Thailand if you did) is not a smart move.

If you can prove you have purchased a condo valued at 10 million baht or more, and/or part of it in a bank and etc you can apply for a non-b visa and one year extension.
