What do I have to check before buying land?

Planning to buy some land, the obvious things:

- Only buy land with chanote, and check that the chanote is legit and matches the land markers.

- Check that there are no mortages or leases registered on the chanote.

- Make sure that the person who I meet at the land office to do the transfer and to who I transfer the money is the owner.

 

Is there anything else I have to check which is not so obvious?

Company. But it's an existing company which is actually doing business and the land will be for commercial use, so no problem in this regard.

 

On my "obvious things" list I forgot to add:

- Confirm that I can build a commercial building on this plot

Make sure not landlocked, have legal access to main road, without anyone's permission/easement.

 

If considering well water, make sure you are allowed.

 

Ask about any proposed govt or private projects.  Water, sewer, trash thet you don't want to be downwind from.  Along with chicken, pig, cattle, mushroom farms.

 

Closest Wat, school, speakers on poles, karaoke bar ????

 

Be as far away from family as you can get ... ???? ... at least one whole day's drive away.

For some family is a great resource. Agree with the rest

The boundary markers might be there, but they may have "migrated" over the years......

We found a reputable law firm which I can't name here. Very easy to deal with and takes all the hassel and uncertainty out of the equation. Very easy to find whe doing an inernet search, good luck.
