My building is around 4 years old, just a bit further from BTS as we have a car. Regardless the cost of the room is still 9 million and rent is 23k.

I'm huge fan of Vietnam.

First 7 years in Thailand I went to Saigon every month.

Yesterday I applied for multi 3 month eVisa to Vietnam.

 

Unrelated advice to others ..the eVisa application is soooo simple.

As he reads about the new tax, he is inquiring about the MM2H visa and probably move to Malaysia.

He doesn't like to mess around and wants to plan his futures around facts.

 

Another friend , already living in Thailand was considering to buy land around HuaHin (in his wife's name/Thai) and build a house. Quotes around 18-20 Million baht.
He also abandoned this idea and continues to rent instead.

 

Next person I know put a deposit down on a brand new BMW electric SUV: Price: Around 6 Million Baht.
Delivery early 2024

 

He got out of the contract, lost his 50k deposit.
No new car anymore.

 

The money they think they will extract from farangs and the money they will finally get..
 

Do not spend the money you do not have or think you will get soon.

They were expecting to get 20 Million Chinese in with a 2000Baht visa fee.
That's 40 Billion baht they were already planning with and spending it.
See: the 10k digital wallet which will cost 350 Billion Baht.

 

I will be very careful with what I buy here. Rent, don't buy.

Indeed, based on the rents mentioned at the top of this thread they seem to be yielding 3 to 5% - and that 5% appears to be the lucky one.

 

When the yield is 3% you know someone got ripped off if they paid the asking price for the condo - of course those asking prices are nonsense anyway.

OK, so, why would people come to live Thailand, where an 80 sqm condo costs  2000 USD to rent, a bottle of wine 20 USD  and a  steeply progressive income tax applied to you income?

 

For god's sake, just  stay home. Even for holidays.

And by the way, I have a 5 year visa stamp in my passport. I can leave and come back as it suits me.

You are going on about foreigners living in, and moving to Thailand, like this is the big economy for Thailand. That is pure rubbish!! What you are talking about, is just a drip in the economic ocean. Thailand makes more money out of only Chinese tourists, than they do from all the expat community in Thailand. You are so far from the truth as you can be!

Let´s say like this. There are approximately 160k expats living in Thailand. Most of us do not spend that much on car, school nor home/condo/house. Let´s make a high estimation, at 2,5 million baht per foreigner regarding car and house in general. that would be 160 000 x 2,5M = 400B baht. This number, is also what expats have been contributing to during a period of more than 30 years. Something that would make it approx. 13,3B baht per year.

After that it will be 60k baht per expat x 12 month. 720 000 baht x 160 000 = 115B baht per year. Gives a total of, let´s say 130B baht per year.

Looking at numbers from 2019, only the Chinese tourism generated 400B baht in a year. Thailand tourism is on the rise again, and will surely reach 3T baht per year in a couple of years.
