Proposal Needed for Legal Revisions to Foreign Land Leases
Most Thais would likely rather keep the land for family than a limited 99 years lease-income. With the freedom to renegotiate a lease after 30 years – which also can be for a new leaseholder – they can raise the price with for example inflation. If inflation is the preferred 2% annually, then they can almost, if not fully, double their lease prise; with 2% inflation prices will double in around 36 years. Furthermore, 30 years can be long time and progress can make both land and lease price raise more than inflation. -

Bread-machine Baking: What to do when the power fails...halfway through?
Dear Folks, The vagaries of the local power supply are fairly well-known to a few of you. Now, here I am. Halfway through the bread-machine baking process.... And, the grid has failed, not surprisingly. Therefore: What can be done with a loaf that is not really a loaf, but more of a half-baked glob of dough? Do I make some sort of dough-soup with it? I know there is such a thing as dough soup, but is this the ONLY remedy? Or, could I just pop this unbaked thing into my large Electrolux convection oven...and take a different route? The power fails quite regularly here, which is just about the ONLY thing about the power supply that is regular. I am sure that this type of thing will happen to me frequently. And so, such a question as this is definitely worth asking. Thanks for any creative suggestions. Best regards, Gamma -

Used car market in a jam as electric vehicles spark trouble

I'd say some of the street food vendors are a bit dodgy some of the time but shop around. People vote with their feet when it comes to food in Thailand. When I lived just out of Chiang Mai at a place called Mae Rim, there was a guy who opened his stall in the evening. He'd stay open till about 1am or when he run out of food to cook. Many a time I sat, ate and watched him cook fresh food. It was very good and I'd say definitely healthy. After every dish he'd clean the wok. New oil every time. His wife was 'front of house' ensuring everything was kept proper. Workers did dishes in a seperate area, with clean water. On the other hand I've had street food in Chiang Mai proper and wasn't too impressed. So overall... What doesn't kill you makes you stronger. I love Thai street food, and I'm not a fat, balding grumpy bastard either.- 1

They do not care about war crimes by the people they support and made No comment as to the tragedy of those communicating device bombs hurting so many civilians. Harris said nothing also. I was one of the strongest men in any gym I've ever trained in, and my stomach had H Pylori this past year, and the gastritis I got from it had me in pain every day, until I had my first endoscopy and colonoscopy which found the H Pylori, and then had it treated. My stomach now is under a rebuilding the microbiota thing, and it will take time. No one, no matter how "tough" they think they are, can get past stomach poisoning, ear infections, migraines or cavities without pain, which can make a strong man go to his knees. Everyone gets humbled in time, no matter your background. Rancid oil can do a lot of damage, and oil isn't a good source of energy. Using old oil is why Thailand's citizens have so many stomach ailments yearly, along with raw fish and dirty water, which could have been where I got my H Pylori from, as it's a common cause. You build your immune system by eating well, exercising, getting enough sleep and not picking bad partners in life (stress).- 1

I like products made in China. And I've no problem at all with another country's political structure, China's included. Communist? Fine. It's not your Mao/Marx/Lenin flavor of Communism - it's evolve into a communist/capitalist hybrid, and it works for them. Who benefits? Consumers. And - let see, how many homeless drug addicts are living rough and s**ting on the streets in Chinese cities? Ahhh - About zero. In the West? Lot's of commoners sleeping rough on the streets with many more in the future, and the West can't help but become the recipients of the blowback of their own sanctions. The sanction-based economic blowback in Europe is evidence of that. And when all those countries band with the CPC Chinese and Russian (and Indian, Brazil, and South African) BRICS nations - Thailand included? 7 billion people will have access to affordable goods and services while the Golden Billion behind the Western firewall with be paying though the nose for basic necessities. Nope - I've got no problem with the Communist Chinese at all. Unlike most Westerners who spew their own home country's foreign ministry's hatred of all non-Western countries, especially China, I realize that the Chinese border is 200 km from my front door.
