Renting in Hua Hin

I am going to rent an apartment, house or condo in September for a year or longer. Probably something with 2 bedrooms.

So I have a few questions regarding renting in Hua Hin:

 

- how much can I expect to pay for utilities, using A/C and shower a lot?

- if I rent from a real estate agency, who pays the commission?

- any commonly known pitfalls to avoid?

- any local reliable real estate agency with website?

- anything else I should be aware of?

Showering won't make a dent as water is practically free.

AC can run 500 - 3000 Baht depending on how many units are on. 

You shouldn't pay any commission to anyone (that's the owner's problem)

I have been looking at places in the 30000 - 40000 baht range, but if I find something really incredible I can pay a little bit more.

Check that the rental contract specifies the owner will pay common area fees. The owner is meant to pay them, but some will sneakily add a clause saying it's the tenant's responsibility.

FYI  July Aug Sept are the best shopping months..   lot's of open properties

if you go to a real estate they will only show you their listings

you can literally walk into any condo building and go to the rental office they will be all too happy to take you in and see what is available

If you have a day or 2 to play around you can drive thru any of the small villages just off the main drag ( Phet Khasem Rd.) there are dozens and dozens of houses for rent just call the # on the sign out front ..   15k-30k no problem

closer to the beach front  the higher the price .. literally  5 minutes outside of city center is Khao Takiab  some very nice buildings with rentals / pools

Google 88 city 2 or 1 area nice quiet and close to everything always rentals available 7 km to beach 1 km to immigration 🤔  

If and when you find something have a drive around at night to see if you can hear any noise, check that site https://www.bahtsold.com/ 

Try and deal direct with the owner, them agents want 10% on rental properties,

Thank you everyone for the info. 

I will be staying in a hotel, so I have all the time in the world to look around when I come to Hua Hin. 

There are a few condos that look promising based on location, so I will probably do as suggested and go and ask there directly.
