Dog Saved from Flooded Dam in Udon Thani
A Golden Retriever named Phakwan was saved from a dangerous overflowing dam in Udon Thani after spending hours battling the harsh waters. The incident happened on August 25, as a result of several days of heavy rain causing widespread flooding in the Nong Bueng Na Kham neighborhood. Surachet Phumisrikaew, the head of Moo 13 village, within the Ban Chiang section of the Nong Han area in Udon Thani, was informed by locals about a dog stuck in the flooded dam. He immediately arranged a rescue mission with help from local officials and police. The team, armed with ropes and rescue equipment, quickly headed to the location. Upon reaching Bueng Na Kham, rescuers saw the Golden Retriever, Phakwan, frantically swimming and struggling to keep afloat due to the powerful water currents coming from the reservoir. The ailing dog's fight to stay above the water showed the gravity of the situation. The village leader and the town's protection unit tried numerous ways to save the dog, but the swift flow of water made the task incredibly tough. A member of the rescue team mentioned the need for careful and calculated steps, given the high speed of the water flow. The rescuers used a rope to safely get Phakwan out of the water. The exhausted dog was immediately taken care of by his owner, who rushed him to the Warm Animal Clinic in Nong Han for medical treatment. Surachet confirmed the uplifting news that Phakwan is now safe and recuperating, a relief to his owner. Surachet highlighted the community's quick response and coordination were key in rescuing Phakwan, adding "every second counts" in such situations. The heavy rain that has hit Udon Thani for several days has caused many water areas to overflow, raising the likelihood of similar incidents. Local officials have called on residents to stay alert and report any emergencies promptly to avoid similar events in the future. Non-O 1 year extension: How long to get the 11 months.
It doesn't matter how many years. If you have been on a continuous extensions-of-stay since you got that 60-day extension, they don't allow a 2nd one. If you left w/o a re-entry permit, and came back on a new visa or visa-exempt - "started over" - then you can do it. Ironically, if using a Non-O-ME Visa, you can get one on every entry, as they are "new entries to Thailand." But on extensions of stay, exit/enter with re-entry permit doesn't "count" as a new-entry. OTOH, you could try, and hope they don't look back that far in the database - assuming your current passport doesn't show that 60-day extension, and they don't ask to see your old passport. -

I also provided a link to a second article that clearly states a smallpox vaccination may not provide lifelong protection against mpox. However, what I could not find, was any article or study that says a childhood smallpox vaccination does not provide any protection, as you were implying. What is accurate, and what I stated, is that the level of protection against mpox from a childhood smallpox vaccination is not fully established. -

Thai cyber police uncover online high-end hotel booking scam
Officers from the Thai Cyber Crime Investigation Bureau (CCIB) have exposed a substantial online fraud involving false advertising and bookings for luxury accommodation. The operation led to numerous victims being scammed out of a total sum exceeding 3 million baht. Yesterday, on August 25, the CCIB officers questioned Busnavee, 46, the owner of the company involved. It had been promoting discounted luxury accommodation but not delivering on its promises. Over 20 victims from across Thailand had made complaints to the police online about their experiences. The victims had booked rooms via a Facebook page and a group on Line, both operated by BluNavy Hua Hin. The company had taken payments for room auctions and either failed to supply the rooms booked or offered substandard alternatives. The victims' losses added up to 2,960,228 baht. A popular TV show brought further attention to the situation and prompted the CCIB to look into the matter. BluNavy Hua Hin falsely advertised rooms in four and five-star hotels, with auction starting bids as low as 100 baht. Buyers also had to pay membership fees of between 100 and 400 baht. Once an auction ended, the administrators removed all related posts before contacting the highest bidders for payment. Various additional sales tricks were used, including mystery boxes, milestone-based prizes, and large discount coupons. All of these offers turned out to be bogus, leaving buyers unable to claim the promised benefits. Further tricks were used after payments had been made, with additional conditions imposed on buyers. They were sometimes asked to pay deposits or provide review photos for the promise of free repeat visits. Victims who transferred more money often encountered delays in refund of these. In some cases, victims encountered demands for payments for an advance deposit of three to six months. Yet they found that when they arrived for their stays, their bookings had been downgraded or postponed and their deposits weren't refunded as agreed. In some instances, victims were given booking numbers from well-known hotel booking sites, but found no payment had been made when they arrived at the hotel. If they chose to stay, they had to pay themselves, with no refund. Sometimes they were offered bookings at 40 to 60% below the usual rate, but these turned out to be invalid. Investigations by the CCIB revealed that Busnavee, acting as the legal representative of BluNavy Hua Hin, had registered the company as an accommodation agent. The company had claimed to operate for several years, partially supporting itself through a supposed charity in Phuket that helped cover room costs. Busnavee recently appeared at the CCIB office to face charges of collaboration in fraud against the public. Essentially, she had used false computer data likely to harm others. Initially, she denied all accusations which led the police to retain her for further legal action. Is it better to buy or rent property in Thailand as an expat?
OP, you appear to be contradicting yourself, one post you are talking about a condo to live in, so you can stop paying rent, next post you are talking about ROI, which would be a rental property. I imagine if you have lived in Bangkok for decades then you have probably already spent the price of a condo in rent. If you want a place to live in forever then what it rents for or sells for in the future is largely irrelevant. I am one of the few who think renting is always better. I have owned a condo in Pattaya, and have saved the purchased price 2 times over, by not paying rent. Nowadays, i save 150-200k a year, and I don't know/care what the condo is worth today as its not a capital gain investment, its a yield investment, as in money in my pocket every year, rent I don't pay.- 1

update of bank book after extension with 800,000 THB in the bank
You might need a letter from the bank stating it is the same account (was the same acct#), with only the branch-name changed. I had to do this when they closed my local-branch and "moved me" to another one. But, that was for a marriage-based application, which goes to the district-office for approval, so the local-IOs are really paranoid of being punished (since I wasn't filing with agent-money). As retirement don't go to the district-office, they might not worry about it at all. -
