What is the procedure to get an usufruct on my property? It is a detached home with a chanote.

Simply ask for it.   When you say 'your' property, what does that really mean ?

 

Obviously if a detached house, it is not yours, unless you are a Thai national.  Assuming you are not, as wouldn't need if Chanote in your name.

 

Who's name is the Chanote in ?

They need to give permission for the usufruct to be added.  After that, need to ask the land office, what they require, paperwork, if any, to have added.

 

You do NOT need a lawyer.   Need to decide the usufruct to be just 'use' or 'use & modify'.   Latter is the better choice.

The property is in my wife's name. I want to protect my asset. Is there a cost for an Usurfruct?

Can get an usufruct at the land department. Takes about two minutes. A Thai must own the land. The landowner signs and it should become yours until you die.

Mind you, the Land Department woman I dealt with warned my better half not to do it, not to give Thai land to a (blooming) foreigner. She told the woman, "The land was bought with his money anyway."

50-100 baht at the Land Office.

 

I've done numerous times, at Udon Thani, 7-8 years ago, and PKK, a few years ago, and as recently as last month.

Just my passport. 

 

Others at different land offices needed quite a bit more.  Some land offices, so we're told, just flat out won't do them.

 

Just pop in local land office, and ask what they want to see.

are there any usufruct agreements available online to peruse and use? I can see one being sold for 1450 baht but you must pay to see all the thai translations.

Or are the ones available from the land registry department good enough to use?
