TM30 - real estate agent reports online, but you still need to go and report it yourself!!!

I've heard in the past people say that a TM30 can be reported online. Well, I signed a lease through a real estate agent and they did the TM30 and gave me a printout that TM30 was done. I went to Jomtien Immigration and asked the front desk information desk if this is sufficient and was given a queue number to the TM30 reporting desk, desk No.10. Had about 60 people in the queue before me so I just walked up to the desk, handed her the page the agent gave me and asked one of the ladies if the TM30 my agent did online is ok and I don't need to get one of those slips they staple to the back of your passport still. She pointed me to sign on the desk detailing all the required documents to report. I asked why do I need to report again if the agent already done this? She then said I need to do a report. So I had to fill in the usual form and provide all photocopies of passport and all the pages of the rental contract. Actually, I copied only the front page as always in the past that was the only thing needed. Not sure why things have changed and they now require the whole rental contract???

 

What the hell is the point of an online TM30 reporting when your real estate agent does it and it's all a complete waste of time, as you still need to do the reporting yourself???

As I said before, get used to it if you live here long term. There's no "answer" that will let you escape the hassle. It's part of living here and something you need to consider before retiring here.

 

If you want an answer as to why it's like that, it's because things are broken and people are not educated and trained to problem solve. That's not going to get fixed anytime soon.

Your story is strange.

We have lots of guests arriving in rental villas for a holiday.

It will be the same for hotels.

We do all TM 30 reporting on-line.

Never any problems.

Even when long term guests go for visa extensions, as long as we have reported them via the online TM 30 system, no problems.

Immigration here are happy as long as there is a TM 30 report.

The problem would seem to be your local office or even the individual clerk.

My wife has our house address registered in the system, we do the TM-30 online, and print off a copy.

 

Korat immigration still wants us to get a new TM-30 receipt from their office for each 'retirement' extension.  Wife gets it done while I'm having documents checked.

The TM.30 notification that was made for your arrival is obviously registered in immigration's database but for some unfathomable reason some, if not all, immigration offices ask for a new copy of that TM.30 notification with ever application of extension of stay.

 

However, you mention "a new TM-30 receipt". Are you saying that the immigration office wants a new TM.30 notification to be made and wants a copy of the receipt for that new notification? That would be weird.

That's exactly what I'm saying.

 

I include a copy of the online TM-30 print-off with my extension application package, but that is not accepted.

 

Wifey must go into the next building and submit a new TM-30 notification, then cross the street to make copies of the receipt.

 

For every extension.

 

But they no longer want the hand-drawn map.

 

The four additional pages that were added at CW are not accepted.  Korat has their own additional papers to fill out.

 

They take a photo using their laptop camera, but still want two photos from me, one for extension and one for re-entry.

TM7 (extension) and TM8 (reentry permit) 

Both of those forms require photo..

A common problem at Jomtien.  I believe Chiang Mai also does this.  But most other immigration offices do not.  At least feel better in the fact that if you did not have the copy you arrived with, they probably would have fined you.

They also take a photo with the wee, tiny camera affixed atop their computer.  Not complaining, just wondering why.  What's the point of that if they also require photographs? 

 

Wait..........don't answer that.  Obviously, they keep the photos of hansum mans to take home to hang on the fridge or stick in their diaries.

They really love their stamped TM30 slips at the Jomtien office.

 

And I guess that's the only "explanation" there is. It certainly isn't normal, and here in Bangkok for example, I use an online TM30 printout for all my dealings with immigration - never a problem!

Is this also for Jomtien Immigration or a different office?

 

When I went to them I was expecting to hear that all is fine and I don't need to bother, but they said no it's not enough, need to provide all photocopies of everything and the form and lodge it with them while waiting for over 60 people in the queue before me.

I didn't see anyone paying fines at the TM30 desk. Wonder if people are doing their research prior to coming to Thailand and reading the forums? A few years ago it was a major cash cow for immigration, so many people paying 1,600 baht fines left, right and centre.

I had same problem recently. Moved rental condi in bkk and my landlady submitted a tm30 online but when I went to do a 90 day at immigration a month later there was a problem that the officer sorted out himself abd told me to get my landlady to do an update online tm30. No idea why

I got a confused emotion, when I told my emigration told my wife, she could not do it online, even she could register online. Not me, but her, going to emigration everytime I came back from abroad. Not after every trip inside Thailand, then they say not necessary to come at all. 

 

We asked again now when I renewed my visa, and same answer,

Could be anything, maybe just a typo in your name or passport number. The important point there is though, online is fine (in Bangkok).

Um, as stated in my OP, I gave the printout to Jomtien and they said it's not acceptable. I had to go through the whole process. Did you even read the 1st post before posting this???
