Hello everybody, I have 2 rai close to Surin with chanote title, I'd like to buy a little extension(1 rai just for gardening purpose) next to me from my neighbour but that land has not any title, land department confirmed that is not government land and to purchase it we should go to the village boss(poojaban). Im aware about the risk I can loose that land, so knowing that, my question is what should be my bid as neighbour requests 1000 baht per tarangwat, chanote plot land(not rice field) is about 2000baht per tarangwat there.

land is already leveled, with water, electricity and internet at 1 meter and concrete road done, I have to fence it and no other jobs to do.

TIA

If not government land then who's is it?

Title deeds
A person with a land title deed has the legal right to the land. The Thailand Land Department issues land title deeds, and the Nor. Sor. 4 Jor or Chanote is the only true land ownership title deed.

The only difference from a Chanote and a Nor Sor Sam Gor is the the later does not guarantee land size, which can be confirmed by a proper survey.

Under Thai law the Land Department is the only competent authority to deal with land and registering and transferring private rights over land. Transfer of ownership of land claims (or rent/ lease) over titles issued by other government departments than the Land Department can NOT be registered with the Land Department or is restricted for transfer. The following documents are the main land documents in Thailand issued by other government departments than the Land Department:

Large areas of Thailand do not have any title documents and are government land or public land, not open for private use. Large areas are restricted for private use or are essential land claims which are not a confirmed right of use or possession. This could also be claims of use which have filed with other government departments than the Land Department.
