To be fair, apart from tourism money, most Thais don't want any foreigners in Thailand.

My personal experience with Russians unless drunk they mind their own business and keep to themselves.

Most Russians are usually drunk.

This is a big part of the problem.

I chatted with a Thai family who had several studio rental properties on their land.  They told me that they were very happy when a Russian came and rented all their properties for 2 years at a discounted rate. Then that happiness turned sour when the guy sublet those properties at high rates to drunken, loud Russian families....

The rental contract would allow kicking them out for breaking the rules of the lease and keeping the deposit.

So, are you sure your story is 100% accurate?

I'm glad to see Thailand run (generally) for the benefit of the Thai people.  Otherwise, we'd all be squeezed out.

It's amusing that the same posters that hate the Russkies and the Indians and the Chinese are the ones who would love to see Thailand allow foreigners to buy up land and homes and 100% of condo projects.  Throw the projects wide ass open...  And do away with those pesky reporting and visa requirements.

Even if it's just 1 rai of land and one condo per foreigner, imagine what would happen if billions of foreigners bought a rai of land under their brothers' or their neighbors' passport...  We'd have Russkie towns pooling their passports and buying up entire islands.

Besides, I can't imagine the massive energy sink that comes with hating on so many people around me.  But I guess some people thrive on it.  Or they think they do.

Chiang mai is another city i wouldve considered living a decade ago, but not now

It has nice pockets but it's basically wrecked now and gets worse every year. Congested, polluted and whatever place you like now may be overrun next year.  Seems the  hoards have found it too and it's becoming ghettoized and even leaking out in to the outer regions. I hate to think how much worse it's going to get.

I agree with much of what you have said here.

However, I believe the law could be amended in a way that benefits those who have lived in country for a long time, are married to Thai nationals and have a family together. This would not displace the locals as locals would be residing at the address, it would just be either co-owned with the wife or solely owned by the foreigner.

In that scenario I see absolutely no issue with a foreigner paying for and owning both the house and the land it sits on.

You're hanging out in the wrong places.  My favorite resort in Jomtien catered to Russkie, Uke, East German and other Eastern European family groups.  They were delightful.  Very cordial to me, an American.  I just avoided the monger parts of town where the drunks of all persuasions congregated.

I do not hang out in the wrong places.

Is a train a wrong place?

Quite racist post, but Russians brings mafia wherever they go, same as Australians brings biker crime and violence to Thailand, English stupid drunks, and we can continue with more nationalities.

If I'm not wrong, Russians is the largest group of white ethnic with 1,5 millions, and if 1,5 million brits arrived here yearly? Christ sake

I voted yes.  It has been a veritable gold mine of information for foreign intelligence agencies. Thailand is like the international concessions of Shanghai prior to the Japanese invasion. The subterfuge, the machinations and even a little bit of Casablanca  movie scenarios. I am surprised that all the  proponents of  conspiracy claims, are not supportive of the Russian presence. It's how some of the claims are supported. And if it weren't for the Russians and their need to launder  money, many westerners would be  in dire straits as the westerners are important enablers.

The Russians have pumped money into the  struggling Thai tourism sector, boosting incomes. They have bought up poor performing businesses to be used for their fronting and laundering and there are even some erstwhile efforts to have a legitimate business.

On a human level, although few in number, many of the Russian kids (early to mid 20's) are rather decent. Polite and cheerful despite  their often being hard up for money, I genuinely feel for them and try to be  nice. The  older Russians though, get my disdain. They are recognizable by their group huddling, their poor fashion sense, and the horrible haircuts. They are a dour and  nasty group. Often  arrogant, always scowling and unpleasant to be seated next to in restaurants. Their children run wild.

This is the EXACT type I run into on an almost daily basis.

I go all over Thailand, always stay in decent - upscale places and yet still they persist, like a lingering fart that just will not dissipate, even after the car windows have been opened.

Personally, I dont want ANYONE except Americans around anywhere, although I make exceptions for Brits who arent scouse and blonde Ukrainian girls.

Yes, Americans are usually OK - except the loud ones; but that is also true of Brits (and others).

Exactly. The more American the whole scene becomes, the better it will be

How often do you tell Thai parents what to do?

Is it that all Thai children behave? Or do you like to pick on the outsiders and pretend you are the big guy? You told a Russian mother what to do, yeah, you should be proud of yourself.

Why don't you look for a challenge?

My issue is the Russians in Thailand is that they have driven up rental rates.  I was on Koh Phangan about 9 months ago, hoping to rent a property that I previously lived in.  Not a chance! Rented out to a Russian at 3 times my old rent rate! I stayed a week looking to rent a property for a modest rent.  Nope - all rented to Russians and the countryside being built over with Russian-owned projects.

I chatted with a Thai family who had several studio rental properties on their land.  They told me that they were very happy when a Russian came and rented all their properties for 2 years at a discounted rate. Then that happiness turned sour when the guy sublet those properties at high rates to drunken, loud Russian families....

I didn't stay on that island.  Ruined by Russians.

Rental prices have gone up on all the islansds since COVID, not just phangan. Digital nomads are able to pay higher rents and property owner are taking advantage of that.

I love how expats from another country come here, take full advantage of the low cost and easy lifestyle and decide it belongs to them, just like in the old colonial days.

Russians have just as much right to come to Thailand as anybody has.  Their kids are no ruder than any other kids and as a group they pretty much keep to themselves and enjoy their holiday in the sun.  I've lived in Jomtien for 3 years surrounded by Russians and have never had a single issue with any one of them.  My condo building has a lot of Russian residents and the kids are often in the pool but they are no more disruptive than any other kids at play.

So many unhappy, disgruntled and cranky expats taking up space here.  They complain about their home countries not belonging to them anymore and immigrants getting everything.  They complain about and belittle Thai people at every opportunity and as here, resent anybody else who dares set foot in what they consider their own little domain.

A short walk on Soi Buakhao at 4pm reveals what a classy bunch they are.
