I'd say it's a shophouse.

I thought that, then I thought it might be number 23 - Commercial building?

Add another floor and you could be approaching No.24 territory.

Since the classification relates to construction costs, I would suggest the costings would relate to a shophouse style.

 

It actually appears to be three shophouses, as the second picture shows no continuation of the dividing wall between the neighbours to the left and right.

Yes, I think so too. Look at the size of the pillars, they look 30-40cm thick, whereas in my old townhouse the pillars were approx 20cm(?) So perhaps a shophouse would be somewhere inbetween?

Yeah a No.16, 17, or 18 would be more accurate then 🙂 

 

Missed those on my first scan through of the document.

 

Makes the construction cost rather cheaper 🙂

It certainly looks like a shophouse as was originally noted if it has a living area, so it would be 16, 17 or 18.

 

That said it could also be a commercial building.

 

This would be a commercial building (no living area) which could look like the intial photo.

The purpose of the inquiry is to determine how much a certain type of structure would cost me - but that's for another thread...lots of fun to come!

It might be worth a trip to the Ampur office in the relevant area.

 

They usually have a bunch of free construction plans on file which have cost estimates. Pick something that looks like what you want, check the date on the drawings, adjust for inflation, and you're gold.

I've read about this, and have found the govt website, but the designs all seem to be new build constructions, which look terrible. Perhaps, like you say, an actual visit to an office might offer different info.

 

I'm planning a build in Bueng Kan - approx 50kms East of Bueng Kan town - in a small village by the Mekong. Most houses there are standard cement downstairs, wood upstairs, but I'm planning on plonking a shophouse-type building there, with a few twists too, but I'm trying to gauge what's possible.

Think hard about it because you will hear everything from your neighbours.

I'm thinking of a stand-alone/detached building, surrounded by trees, no neighbours 🙂

A stand alone 3 storey shophouse ?

Not very beautiful , but cheap and requires less land.
