(asking for a friend who don't use t'internet)....

 

Info - Jomtien immigration, Non O visa, British passport, renewed retirement extension for last 4 years with money in the bank method (does it himself - not agent) - He had a 1 year lease on his condo which expired 2 months ago and he continues to rent the same condo on a "month by month" basis - getting a receipt each month from his Landlord ....

 

Question - He has heard (bloke down the local bar - please don't laugh) that you don't qualify to renew a retirement extension unless you have a 12 month rental contract ....  is this true ? - his extension renewal is due early Nov

Unless I am greatly mistaken, in Jomtien you can apply when you have 45 days or less left on your current stamp, so what is the reason he doesn't just go try to apply for his extension now? 

He'd certainly find out fast and he'd have time to get the landlord to write him a lease if he needs it. 

Remember there's no need to wait until your current extension expires to apply for a new one because they add the year onto the expiration date you have not. 

 

I perused the inter-web (albeit briefly) and was not able to find anything supporting you need a year lease to get a new extension down there.

I would suggest your inter-web challenged friend (who's done their last four extensions on their own without an agent 😉 ) slog on over to the immigration office and ask them himself or as I said just go apply for the extension and see if it sails thru 🙂

Landlord won't do a 1 year lease - monthly only from now on - hence my post ...

Immigration want proof of address. 

Not everyone at various offices supply a lease. 

 

Immigration are the ones with stamp in hand. 

Suggest your friend takes any rental receipts. 

TM30 (new one) and anything with the address. Example TDL, utility bill etc. 

 

Edit: he could even take most recent TM47. 

A friend of mine who long stays at a hotel that only does month to month, takes his previous receipts showing he's been there many months and he has a current TM 30 there too. 

 

He was able to get his extension at at Chaengwattana in Bangkok, sorry I know it's not Jomtien.. 

 

Best of luck to him though.
